Kings Point is one of Florida's largest 55+ communities, sitting on more than 1,300 acres in the Sun City Center area of Hillsborough County, about 25 miles south of downtown Tampa. Built between 1973 and 2015 by a series of developers — most recently WCI Communities and Minto — the community contains 5,277 homes and roughly 9,500 residents, making it feel less like a neighborhood and more like a small, self-contained retirement town. Kings Point is gated with 24-hour security, and while it shares a Sun City Center address, it is legally separate from the Sun City Center Association, with its own bylaws, amenities, and more than 100 individual condo associations underneath the umbrella. The housing is overwhelmingly attached — duplex-style villas, condos, and townhomes arranged in quiet cul-de-sacs and winding streets around ponds, mature oaks, and palm trees. Home sizes range from about 675 square feet up to roughly 2,200, with floor plans including older Florida cottages, updated mid-era villas, and newer Minto-built Verona and Spruce-style attached homes with two-car garages. The HOA structure is unusual — each condo association sets its own dues, but fees are all-inclusive to a degree that's rare in Florida, typically bundling exterior building maintenance and insurance, roof reserves, lawn and landscaping, irrigation water, basic cable, internet, water, sewer, trash, pest control, and 24-hour security patrol into one monthly payment.
