Kings Point

Kings Point is one of Florida's largest 55+ communities, sitting on more than 1,300 acres in the Sun City Center area of Hillsborough County, about 25 miles south of downtown Tampa. Built between 1973 and 2015 by a series of developers — most recently WCI Communities and Minto — the community contains 5,277 homes and roughly 9,500 residents, making it feel less like a neighborhood and more like a small, self-contained retirement town. Kings Point is gated with 24-hour security, and while it shares a Sun City Center address, it is legally separate from the Sun City Center Association, with its own bylaws, amenities, and more than 100 individual condo associations underneath the umbrella. The housing is overwhelmingly attached — duplex-style villas, condos, and townhomes arranged in quiet cul-de-sacs and winding streets around ponds, mature oaks, and palm trees. Home sizes range from about 675 square feet up to roughly 2,200, with floor plans including older Florida cottages, updated mid-era villas, and newer Minto-built Verona and Spruce-style attached homes with two-car garages. All units are single story, with one to three bedrooms, and nearly everything is designed around low-maintenance, lock-and-leave living. Resale prices typically run from around the $80s for smaller one-bedroom condos up to the low $400s for the newest villas, with a median closer to $200,000. One of Kings Point's signature perks is its free internal and external tram service, which runs residents between their homes and the clubhouses and out to grocery stores, medical offices, and shopping centers throughout Sun City Center. Combined with golf-cart-legal streets that connect to the broader Sun City Center retail and dining district, many residents genuinely live here without needing a car. The HOA structure is unusual — each condo association sets its own dues, but fees are all-inclusive to a degree that's rare in Florida, typically bundling exterior building maintenance and insurance, roof reserves, lawn and landscaping, irrigation water, basic cable, internet, water, sewer, trash, pest control, and 24-hour security patrol into one monthly payment. Monthly dues run roughly $558 to $850 depending on association and home type, with no CDD. Location is a core part of the pitch: Kings Point sits just off I-75, roughly 30 minutes south of Tampa, 30 minutes north of Sarasota, and 30 minutes from Gulf beaches including Apollo Beach and the barrier islands. Three airports — Tampa International, St. Pete–Clearwater, and Sarasota–Bradenton — are within an hour, as are professional football (Buccaneers), baseball (Rays, plus spring training), and hockey (Lightning). South Bay Hospital is minutes away, Little Manatee River State Park borders the area to the south, and day trips to Tampa, St. Pete, Sarasota, and even Orlando theme parks are all reasonable. For buyers prioritizing maximum amenities, low-maintenance living, and an all-inclusive fee structure over large lots or new construction, Kings Point is one of the most established and complete active-adult communities in the state.
