Heritage Springs is a gated 55+ country club community tucked into the upscale Tampa Bay suburb of Trinity, Florida, on 875 acres of tree-lined streets, scenic ponds, and natural conservation areas teeming with birds and wildlife. Developed between 1999 and 2006, the community consists of 1,337 homes divided across roughly two dozen named villages and estate neighborhoods — places like Twin Lakes, Wedgwood, Oakwood, Palm Breeze, Nature's Place, Lakestone, Green Leaf, Springtree, Golf View, Fairway, Spring Crest, Cypress Loop, Lake Forest, Winding Willow, Cypress Bend, Scenic View, Deer Run, Egret Landing, Fountain View, and Gentle Breeze. Homes range from maintenance-free attached villas (with HOA-covered lawn service, exterior painting, and irrigation) to single-family ranch homes and larger estate homes, most built by Lennar and U.S. Home Corporation in a Mediterranean architectural style with nine-foot ceilings, tile roofs, and open floor plans. Many back up to the golf course, ponds, or conservation preserves, and a number have private pools. The heart of the community is the 20,600-square-foot country club, a grand clubhouse with 35-foot ceilings, marble floors, elegant chandeliers, and a Great Room anchored by cozy conversation areas. Inside you'll find Fountain Vue, a full-service restaurant with a culinary chef, plus a casual sports lounge with five HD TVs, a ballroom, library with computer/internet stations, billiards room, card rooms, and an arts & crafts studio with a ceramic kiln, sewing area, and woodworking shop. The Performing Arts Center seats over 300 and hosts name entertainment, the resident chorus, and an active drama club. A YMCA-staffed fitness center runs yoga, water aerobics, low-impact aerobics, and dance classes, and outdoor amenities include a heated pool with spa, four soft-surface tennis courts, two bocce courts, shuffleboard, and walking/biking trails threading through the conservation areas. The signature amenity is the 18-hole championship Heritage Springs Golf Course, designed by Florida native Ron Garl, with a driving range and putting green — and semi-private Golf and Country Club membership is included with every home purchase at no additional cost. A full-time social director keeps a packed calendar: parties, dances, themed holiday events, live music every Friday evening, and offsite trips to Tampa-area sporting events, plays, and concerts with transportation arranged. Residents participate in an enormous range of clubs including Audubon International, camera, garden, book review, investment, dance, ceramics, sewing, board games, foreign language study, bocce, tennis, billiards, drama, and chorus. Location is a real strength. Trinity sits at the edge of Pasco, Pinellas, and Hillsborough counties, giving easy access to Tampa, Clearwater, and St. Petersburg via the Suncoast Parkway and State Road 54. Tampa International Airport is roughly 35 minutes away, Gulf beaches are close, and Trinity itself has grown into an upscale area with strong medical facilities, shopping, and restaurants. Residents consistently praise the community as financially sound and exceptionally well-managed — notably, Heritage Springs has never levied a special assessment in its 20+ year history, a point of pride among the HOA and longtime residents.
