Longacre Village is an established 55+ active adult community on the southwest edge of Dover, Delaware, built by K. Hovnanian (with duplex homes by Layton Builders) between 2006 and 2016. The neighborhood is set in a private, semi-rural pocket near Camden-Wyoming, just off Route 13 with quick access to Route 1 and Route 113 — so residents can be in downtown Dover in about 10 minutes, at the Delaware beaches (Rehoboth, Lewes) in roughly an hour, or on the road to Philadelphia, Baltimore, or the Jersey Shore without much fuss. The flat $150/month HOA is among the lowest of any amenity-rich 55+ community in Delaware, and it covers lawn cutting, snow removal, trash, common-area maintenance, insurance on shared assets, and full use of the clubhouse and pool. Combined with Delaware's lack of sales tax and retiree-friendly income tax treatment, the total cost of ownership is hard to match in the Mid-Atlantic. Residents can walk to the Kent County Public Library and nearby restaurants, and the community is minutes from Bayhealth Kent General Hospital, Dover Mall, and the Bally's Dover Casino & Raceway entertainment complex. Construction is complete, so new buyers purchase on a resale basis.
