Longacre Village is an established 55+ active adult community on the southwest edge of Dover, Delaware, built by K. Hovnanian (with duplex homes by Layton Builders) between 2006 and 2016. The neighborhood is set in a private, semi-rural pocket near Camden-Wyoming, just off Route 13 with quick access to Route 1 and Route 113 — so residents can be in downtown Dover in about 10 minutes, at the Delaware beaches (Rehoboth, Lewes) in roughly an hour, or on the road to Philadelphia, Baltimore, or the Jersey Shore without much fuss. The community is made up of roughly 300 homes in a deliberate mix of styles: detached single-family ranches, attached villas, one-level townhomes, and duplex homes. Floor plans range from about 1,283 to 2,418 square feet with two to four bedrooms and two to three baths, and most homes sit on 1/5 to 1/4 acre lots that include scenic wooded and pond-view sites. The architecture leans traditional — brick accents, shuttered windows, covered front porches, two-car garages — and the homes were built with energy-efficient windows, programmable thermostats, natural gas heat, and public water and sewer. Popular resale models include the open-plan Aster ranch and the Ivy and Primrose villas. Social life centers on a 3,000-square-foot clubhouse with a resort-style outdoor pool and patio, a grilling area, a fitness room with cardio and strength equipment, a bar/lounge and social area, a billiards room, two hobby rooms used for cards and meetings, and men's and women's locker rooms. The clubhouse hosts resident-organized events year-round — book clubs, potluck dinners, card nights, and holiday gatherings — and the community is known for a neighborly, hands-on culture where newcomers are encouraged to jump in and help plan activities. Scenic ponds with fountains, streetlight-lined roads, and sidewalks make the neighborhood easy to walk. What really sets Longacre Village apart is value. The flat $150/month HOA is among the lowest of any amenity-rich 55+ community in Delaware, and it covers lawn cutting, snow removal, trash, common-area maintenance, insurance on shared assets, and full use of the clubhouse and pool. Combined with Delaware's lack of sales tax and retiree-friendly income tax treatment, the total cost of ownership is hard to match in the Mid-Atlantic. Residents can walk to the Kent County Public Library and nearby restaurants, and the community is minutes from Bayhealth Kent General Hospital, Dover Mall, and the Bally's Dover Casino & Raceway entertainment complex. Construction is complete, so new buyers purchase on a resale basis.
