Ovation at Mountain Falls is a gated 55+ resort-style community in Pahrump, Nevada, tucked into the larger Mountain Falls master-planned golf community about an hour west of the Las Vegas Strip. Construction began in 2018 under William Lyon Homes and was taken over in 2019 by Taylor Morrison, which is completing the community's 601 single-family homes across a quiet, contemporary streetscape built around the Mountain Falls Golf Course. Prices in Ovation remain among the most attainable in the Las Vegas metro for a new-build, amenity-rich 55+ golf community, which is a big part of its appeal for buyers priced out of Summerlin or Henderson. The tradeoff is the drive: Las Vegas is roughly 55–60 minutes each way, and Harry Reid International Airport is about 52 miles east.
