Leisure Village is New Jersey's largest and one of its most established 55+ active adult communities, built by Leisure Technology between 1960 and 1970 in Lakewood Township, Ocean County. Known locally as "The Village of Seven Lakes," the community spans 240 acres of manicured lawn (on a larger 457-acre parcel) and is home to 2,433 attached condo-style units laid out along 21 miles of lighted streets inside a gated entrance with 24-hour security. Homes come in roughly 10 distinct models ranging from about 638 to 1,682 square feet, with one or two bedrooms and one or two baths. Most are attached ranch-style buildings — duplexes up through four-unit buildings — with either a one-car garage or a carport; a smaller number are upper/lower configurations with assigned parking. Screened porches, in-unit laundry, and generous storage are common features, and many units have been extensively renovated over the years with updated kitchens, baths, and flooring. At a median resale around $175,000, it remains one of the most affordable 55+ options anywhere along the Jersey Shore. The amenity package is unusually deep for a community of this vintage. Two recreation centers — Dorchester Hall and Buckingham Hall — anchor social life, each with an outdoor pool (one heated), fitness space, and club rooms. Residents also enjoy a 9-hole pitch-and-putt golf course, 24 shuffleboard courts, 6 bocce courts, pickleball and tennis courts, a basketball court, a fitness room, two libraries, a woodworking shop, a card and billiards room, and a café. What truly sets Leisure Village apart is a set of on-site conveniences almost no other adult community can match: a free, R.N.-staffed health center reserved for residents, an on-site bank branch, and two realty offices. Residents participate in more than 40 clubs and interest groups — ceramics, quilting, oil painting, jewelry making, bridge, pinochle, Mah Jongg, bingo, billiards, dance club, music lovers, karaoke, yoga, bocce, walking club, Italian American and Jewish American clubs, church groups, sewing, art, and more — with water aerobics, bingo, and line dancing all regulars on the calendar. The HOA handles lawn care, snow removal, trash (twice weekly) and recycling, common area maintenance, water, sewer, cable TV, and internet, making monthly costs highly predictable. As the community has aged, some residents note that maintenance pace and management responsiveness can be uneven and that fees have trended upward, so buyers should review recent HOA financials and meeting minutes before purchasing. Location is a major draw. The community sits just off Route 70, minutes west of the Garden State Parkway and close to I-195, putting residents about 15–20 minutes from Jersey Shore beaches, roughly an hour to Atlantic City, and about 75 minutes to Midtown Manhattan. Grocery shopping at ShopRite, Trader Joe's, and Stop & Shop is a short drive; Costco, Target, and Walmart are nearby for bigger runs. Monmouth Medical Center Southern Campus, Community Medical Center in Toms River, and Ocean Medical Center in Brick are all within easy reach, and Ocean County Park, Lake Shenandoah County Park, and several public golf courses (Eagle Ridge, Ocean County at Forge Pond, Four Seasons) are just minutes away.
