First established in 1970 by a developer and transitioned to an independent self-governed cooperative in 1979, it remains one of the most affordable 55+ communities in New Jersey — and one of the few run on a true co-op ownership model rather than a traditional HOA. The 222-acre property is laid out as a park, not a subdivision. Stately shade trees, established lawns, three scenic lakes stocked for fishing, and eleven miles of paved roads wind through the community — ideal for walking, biking, and jogging. Homes sit on generous lots with real space between them, a deliberate contrast to the cookie-cutter density of newer 55+ builds. Every home has a private driveway, and all but the smallest one-bedroom units come with a garage. There are no quads or stacked units. Housing comes in roughly eight floor plans across four attached duplex models and three single-family ranch models. Duplex homes range from 544 to 1,300 square feet with one or two bedrooms and one bathroom; many feature eat-in kitchens and screened-in porches.
