Cedar Glen Lakes is a 1,236-home cooperative community tucked into the New Jersey Pine Barrens in Whiting (Manchester Township), Ocean County. First established in 1970 by a developer and transitioned to an independent self-governed cooperative in 1979, it remains one of the most affordable 55+ communities in New Jersey — and one of the few run on a true co-op ownership model rather than a traditional HOA. The 222-acre property is laid out as a park, not a subdivision. The community is ringed by the Whiting and Manchester Wildlife Management Area, Brendan T. Byrne State Forest, and Double Trouble State Park, so nature and trails are minutes away. Philadelphia and Atlantic City are each about an hour's drive, and New York City is roughly 90 minutes. Cedar Glen Lakes is best suited to buyers who want affordable, low-maintenance, lock-and-leave living in a tight-knit community with a park-like setting — and who are comfortable with the cooperative ownership structure that makes the pricing possible.
