Lions Head South is an established 55+ active adult community in Brick, New Jersey, set on roughly 29 acres of Pinelands and wetlands in northern Ocean County. Built between 1983 and 1987, the community consists of approximately 615 low-maintenance single-family ranch homes arranged around its own private 9-hole executive golf course. Homes offer 2 bedrooms, 2 baths, and a 1-car garage, with floor plans ranging from about 1,223 to 1,691 square feet. Many feature eat-in kitchens, enclosed porches, and spacious living rooms, and a number of residents have added solar panels over the years. The centerpiece of community life is the clubhouse — home to the Lion's Den auditorium, a billiard room, card room, library, art/ceramics studio, and a fitness center. Outdoors, residents enjoy tennis, pickleball, bocce, shuffleboard (both indoor and outdoor), horseshoes, and a brand-new heated outdoor pool that replaced the original pool for the 2025 season. The Lions Head Country Club course sits on 19 acres of Pinelands inside the community and is owned and operated by the homeowners association; residents of both Lions Head South and neighboring Lions Head North can buy an annual membership (around $400/year) for unlimited play six days a week, with non-residents welcome for a daily fee. The social calendar is genuinely active. Residents meet regularly for bridge, bingo, poker, and billiards, and interest-based groups form around knitting, bowling, gardening, and travel. The community publishes a monthly magazine, The Lions Pride, to keep everyone informed, and a limited parking lot is available for RVs and small boats. HOA dues are notably low for the Jersey Shore area — $140/month — and cover lawn care, sprinkler/irrigation maintenance, driveway snow removal, and upkeep of common grounds and amenities. Road maintenance, trash, recycling, and bulk pickup are handled by Brick Township rather than the association, which helps keep fees down. A one-time capital contribution is due from new residents at closing. Location is a major draw. The community sits about two miles from Exit 91 of the Garden State Parkway, with Route 70, Route 37, and Hooper Avenue all close by. Ocean Medical Center (Hackensack Meridian Health) is minutes away, the Jersey Shore beaches and Point Pleasant are a short drive east, and the Point Pleasant NJ Transit station offers rail access up the coast toward New York. Ocean Ride county bus service is free for residents 60+, providing an easy option for shopping and medical trips. Between affordable pricing, a resident-owned golf course, and a walkable, amenity-rich clubhouse, Lions Head South remains one of the better-value active adult communities in Ocean County.
