Covington Village is a gated 55+ condominium community tucked onto 35 wooded acres in Lakewood, New Jersey, just south of Route 70 near New Hampshire Avenue. Developed by Matzel Development beginning in 2005, the community was originally planned for 360 units across 12 buildings, but the developer's bankruptcy and subsequent zoning disputes with Lakewood Township halted construction after 7 buildings were completed between 2005 and 2012. The result is a quieter, smaller-than-planned enclave of 210 condominiums surrounding scenic ponds, with the remaining parcels a long-running source of local land-use debate. The heart of the community is a 12,000 square-foot clubhouse that punches well above its weight for a community this size. Residents have access to a state-of-the-art fitness center, on-site day spa with sauna, movie theater, banquet hall, meditation room, library, business center with computers, card room, and billiards room. A full-time lifestyle coordinator keeps the social calendar moving with football viewing parties, holiday parties, a men's club, Sunday brunches, and assorted special interest groups. Outside, there's a heated in-ground pool, whirlpool spa, large furnished patio, BBQ area, two bocce ball courts, and walking paths winding around the ponds. Condominiums range from roughly 890 to 1,165 square feet in one- and two-bedroom floor plans with one or two bathrooms. Buildings are elevator-served — a big draw for buyers downsizing from single-family homes — and each unit features hardwood floors in the common areas, 9-foot ceilings, granite countertops, upgraded kitchen cabinetry, in-unit washer/dryer, walk-in closets in the primary bedroom, and a private covered balcony or terrace. Pets up to 30 pounds are permitted. Parking is directly in front of each building. Lakewood itself offers 1,200 acres of parks, three golf courses, Georgian Court University (the former Gould Estate), and the Jersey Shore BlueClaws minor-league stadium. Pine Barrens Golf Club, Woodlake Country Club, and Eagle Ridge Golf Club are all minutes away, as are Lake Carasaljo, Ocean County Park (the former Rockefeller estate), and Lake Shenandoah County Park. Ocean Medical Center is about four miles away. New York City and Philadelphia are each roughly 65 miles for day trips. Ocean Ride county transit, including a senior-focused Reserve-A-Ride medical transportation program, serves the area. Pricing is among the most affordable for a 55+ condo community in Ocean County, with recent sales generally running from the mid-$100Ks for one-bedroom units up into the mid-$200Ks for two-bedroom corner and upper-floor units. The community is often marketed as 'Ocean County's best-kept secret' — small, amenity-rich, and priced well below the detached-home communities that dominate the Jersey Shore 55+ market.
