Greenbriar I (commonly called Greenbriar or Greenbriar 1) is one of the largest and most established 55+ communities on the Jersey Shore, anchoring Brick Township's Ocean County with 1,951 homes spread across a classic 1970s neighborhood layout. Built between 1970 and 1978, the community has the mature trees, walkable streets, and strong social fabric that only decades of stable residency produce — and it's very much distinct from its smaller siblings, Greenbriar II (across the street, 600 homes, built 1979-1987) and Greenbriar at Marlboro (up in Monmouth County). Homes are single-story ranches with a handful of attached units mixed in, built in five core floor plans (including the Dogwood, Cypress, and Elm models) ranging roughly 800 to 1,500 square feet. Most have one or two bedrooms, one or two baths, a one-car attached garage, and a patio or screened porch. Natural gas is available. Because the housing stock is older and modestly sized, this is one of the most affordable true 55+ communities within driving distance of the Jersey Shore — property taxes typically run under $3,000 a year and the HOA fee is around $155-$165 per month, which is remarkable for a community with this amenity package. The amenity footprint punches well above the price point. Greenbriar I has its own private 6-hole pitch-and-putt golf course on property, a 6-acre private lake stocked for catch-and-release fishing (and a favored picnic spot), and a 27,000 square-foot pool deck with two outdoor pools — one heated, one a lap pool. The central clubhouse houses a fitness center, grand ballroom, auditorium, library, card room, billiards, woodworking shop, arts and crafts studio, and computer rooms. Greenbriar even has its own in-house TV channel (Channel 97) that broadcasts community updates 24/7, and a shopping bus that runs Monday through Friday. The social calendar is busy year-round. A full-time activities director programs more than 30 clubs and interest groups — bingo, bridge, poker, book club, garden club, golf club, bowling, Tai Chi, yoga, Zumba, line dancing, ceramics, exercise classes, computer club, and on and on. Greenbriar I sits just east of the Garden State Parkway (about a mile) in Brick Township, putting residents minutes from the Atlantic beaches, Ocean Medical Center, the shopping corridors along Route 70 and Hooper Avenue, and the marinas and waterfront restaurants of the Jersey Shore. Jenkinson's Boardwalk in Point Pleasant is a short drive, NYC is reachable via Park and Ride bus service or the NJ Transit train station in Point Pleasant, and Atlantic City is a straight shot down the Parkway.
