Del Webb at Dove Mountain is a gated 55+ active adult community tucked into the foothills of the Tortolita Mountains in Marana, Arizona, roughly 25 miles northwest of downtown Tucson and just minutes from the Ritz-Carlton Dove Mountain resort. Del Webb broke ground in 2014 and has built out approximately 650 single-story homes, making this a resale-only community with a settled, established feel rather than the construction bustle of a newer development. The neighborhood is intentionally intimate by Del Webb standards — smaller than Sun City Oro Valley or Sunflower — which residents consistently cite as a reason neighbors actually know each other. Homes were built from two Del Webb collections. The Retreat Collection features four floor plans ranging from 1,573 to 2,010 square feet, typically 2 bedrooms, 2 baths, and a 2-car garage. The Encore Collection offers larger homes from 2,023 to 2,514 square feet with 2 bedrooms plus a den, 2 to 2.5 baths, and a 2-car garage. All homes are single-level with open floor plans, modern finishes, and low-maintenance xeriscape-style yards. Lots are compact (roughly 5,000–6,000 sq ft), and many homes back to desert washes or offer Tortolita or Tucson Mountain views. Resale pricing in the last 6-12 months has largely run from the mid-$400s on smaller Retreat floor plans up to the low $700s for upgraded Encore homes with private pools, with a recent median around $575K–$619K. The heart of the community is the residents-only Saguaro Recreation Center, a 14,000-square-foot clubhouse built around a resort-style outdoor pool with lap lanes, an outdoor spa, and a covered patio with an outdoor fire pit looking out at the mountains. Inside, residents have a state-of-the-art fitness center, a group fitness/aerobics studio, locker rooms, a billiards and card room, a coffee bar, a library, and multi-purpose meeting rooms. Outside the clubhouse are pickleball, tennis, and bocce courts, plus walking and biking trails that tie into the broader Dove Mountain trail network. A dedicated Lifestyle Director runs the social calendar — fitness classes, book club, arts and crafts, dance lessons, holiday parties, themed social events, and resident-organized clubs for pickleball, tennis, bocce, and more. Residents also have the option to join The Gallery Sports Club nearby for expanded fitness and racquet facilities. Location is a major draw. The larger Dove Mountain master plan wraps the community with 81 holes of golf (The Gallery Golf Club, The Golf Club at Dove Mountain, and The Highlands) and more than 50 miles of trails, all against the backdrop of the Tortolita Mountains. Catalina State Park and Tortolita Mountain Park are minutes away for hiking, birding, and horseback riding. The Ritz-Carlton Dove Mountain sits essentially next door for spa days and fine dining. Daily errands are easy — Sprouts Farmers Market, Safeway, Fry's Marketplace, Walmart, CVS, and Walgreens are all along Tangerine Road and Thornydale. I-10 is roughly 10 minutes away, putting downtown Tucson and the University of Arizona around 30-45 minutes out and Phoenix/Sky Harbor about 90 minutes north. Healthcare is well-covered by Northwest Medical Center Marana, Oro Valley Hospital, and St. Mary's. The HOA fee is a flat $219/month covering front-yard landscaping, common area maintenance, management, and escrow reserves. The community is managed via FRONTSTEPS with a resident portal at ourdovemountain.net.
