Casa Paloma is an established 55+ active adult community in the heart of Green Valley, Arizona, made up of 639 single-story attached townhome condos split across two side-by-side homeowners' associations: Casa Paloma I (256 homes on the east side of La Cañada Drive, entered at Circulo del Paladin) and Casa Paloma II (383 homes on the west side, entered at Cactus Loop, just north of Esperanza Boulevard). All 639 homes were built between 1974 and 1979, and like most of Green Valley they sell on a resale-only basis — there is no new construction here. Floor plans are generally under 2,000 square feet with two bedrooms and two baths, ranging roughly from 857 to about 1,819 square feet, with carports and driveways for parking. What really defines life at Casa Paloma is Green Valley Recreation (GVR) — a mandatory membership that plugs residents into a network of 13 recreation centers across Green Valley. Two of those 13 centers are the Casa Paloma I and Casa Paloma II satellite clubhouses, each with its own multipurpose room, kitchenette, outdoor pool and spa, and shuffleboard courts — so some of the best amenities are literally on-site. Beyond that, GVR members have full use of state-of-the-art fitness centers, dance studios, a dozen heated pools, tennis and pickleball courts, and dozens of hobby and craft studios. The club and interest-group list is enormous: Aquabelles, Arts and Crafts Association, Bocce Ball, Camera Club, Clay Studio, Computer Club, Couples Social Bridge, Duplicate Bridge, Eastern States Club, Green Bay Packers Club, and many more — plus dancing, hiking, and swimming groups that run year-round. The community sits in northwest Green Valley within easy walking and golf-cart distance of the Green Valley Mall, and Green Valley has dedicated bicycle/golf-cart lanes along all major streets. Green Valley itself is an unincorporated Pima County community of around 23,000 residents — nearly 80% over 65 — set about 30 miles south of Tucson along Interstate 19, flanked by the Santa Rita Mountains to the east and reclaimed copper-mine slopes to the west. The area enjoys 300+ days of sunshine, mild winters in the 40s–60s, and hot dry summers, with Madera Canyon (one of the top birding spots in the country) and Patagonia, Arivaca and Peña Blanca Lakes all within an hour. For most buyers, the real story of Casa Paloma is value: it remains one of the most affordable entry points into a deed-restricted 55+ lifestyle anywhere in Arizona, trading newer construction and a big private amenity package for a tiny monthly HOA and full access to one of the largest retiree recreation networks in the Southwest.
