Canoa Ranch is a 480-acre master-planned 55+ community in southwest Green Valley, Arizona, built around the championship Canoa Ranch Golf Club and set against dramatic views of Elephant Head and the Santa Rita Mountains. Construction began in 2000 when Fairfield Homes opened the first models, and the community has grown through multiple builders and phases toward a planned buildout of approximately 2,500 homes. Today the neighborhood blends resale inventory with active new construction from Meritage Homes' Active Adult division and Fairfield Homes, making it one of the few Green Valley communities still delivering brand-new homes to 55+ buyers. The community is actually a collection of distinct sub-neighborhoods, each with its own character and sub-HOA. Canoa Northwest, the original gated section completed in 2005, features 301 single-family Southwest-style homes.
