Canoa Northwest is a gated 55+ active adult community tucked into the southernmost corner of Green Valley, Arizona, with 301 single-family homes set along Sonoran Desert ridges at roughly 3,100 feet of elevation. The community takes its name from the historic San Ignacio de la Canoa Land Grant, and its homes — built between 1991 and 2004 — face a remarkable panorama: a championship golf course to the south, the Tumacacori and Coronado Mountains farther south, the pine-covered Santa Rita Mountains to the east, the Tucson and Catalina ranges to the north, and the rugged Sierritas to the west. Homes range from roughly 1,399 to 2,884 square feet with two to four bedrooms, two to four bathrooms, and attached three-car garages — a feature that sets Canoa Northwest apart from most Green Valley neighborhoods, where two-car garages are the norm. Many floor plans include gourmet kitchens with central islands, great rooms with fireplaces, primary suites with walk-in closets and spa-style baths, formal dining rooms, flex spaces, guest suites, outdoor patios, and screened-in porches. Semi-custom homes on premium lots feature grand foyers, custom doors, built-in workshops in the garage, and private backyard pools with outdoor kitchens and courtyards. Median price per square foot sits around $256, and the neighborhood is widely regarded within Green Valley as one of its more upscale, well-maintained gated enclaves. Within the gates, residents have their own private amenity center with a clubhouse, fitness center, indoor pool, pickleball courts, basketball court, demonstration kitchen, and multi-purpose meeting rooms. The real lifestyle draw, however, is Green Valley Recreation (GVR) — the non-profit that operates 13 recreation centers across Green Valley and is one of the largest active-adult amenity organizations in the country. GVR membership gives Canoa Northwest residents access to 13 swimming pools, multiple fitness centers, ballrooms, woodworking shops, lapidary and ceramics studios, 17 tennis courts, pickleball, bocce, shuffleboard, and a catalog of more than 60 clubs covering arts and crafts, cards and games, dance, sports, music, travel, singles meetups, and special interests. The closest GVR facility is the Canoa Ranch Recreation Center, the newest of the 13, which features both indoor and outdoor pools. The setting is classic Santa Cruz Valley — warm, sunny days, clear starlit nights, around 300 days of sunshine per year, low humidity, and about 13 inches of rainfall. Green Valley has repeatedly been named one of the country's top retirement destinations. Canoa Northwest is a short drive from Interstate 19, putting residents within roughly 30 minutes of downtown Tucson and Tucson International Airport, and within easy reach of grocery shopping, healthcare, and cultural attractions throughout southern Arizona.
