Sun City Oro Valley (formerly Sun City Vistoso) is an established Del Webb 55+ active adult community of 2,488 single-story homes spread across approximately 1,000 acres in the foothills of the Santa Catalina Mountains, about 20 miles north of downtown Tucson. Del Webb (Pulte Homes) broke ground in 1986 and built the community out between 1987 and 1995, turning governance over to the homeowners' association in 1996. The result is a built-out, debt-free community with mature desert landscaping, meticulously maintained grounds, and a financial reserve reportedly exceeding $30 million — homes sell from pre-owned inventory rather than new construction. The community is anchored by three recreation centers — Mountain Vista, Desert Oasis, and Catalina Vista (the Vistoso Center) — plus a standalone Activity Center and Welcome Center. Home options were unusually varied for a Del Webb build — nearly 50 floor plans ranging from attached garden villas around 1,035 square feet to expanded single-family homes over 2,700 square feet, all one-story with two or three bedrooms.
