Altura is a 55+ active adult community tucked into Tucson's scenic Rincon Valley, at the foot of the Rincon Mountains and just minutes from Saguaro National Park East and Colossal Cave Mountain Park. The community spans roughly 169 acres with a build-out plan of 264 homes (240 currently occupied) thoughtfully clustered to preserve natural desert landscape — nearly half of the development is open space peppered with saguaro, prickly pear, yucca, desert willow, and creosote, with wildlife a constant presence. Construction began in 2000 under Doucette Homes, Inc., which built three single-level townhome floor plans ranging from 934 to 1,443 square feet in attached buildings of four or six units. In 2017, Miramonte Homes launched the Miramonte at Altura single-family collection, offering five energy-efficient floor plans from roughly 1,294 to 2,265 square feet arranged in quad-plan clusters with shared auto courts. Homes feature modern adobe and Territorial architecture, 10-foot ceilings, 12-foot sliding glass doors that pull in mountain views, private patios, and optional casitas; roughly 20% are solar-powered. What truly sets Altura apart is the Arizona Senior Academy (ASA), an on-site nonprofit affiliated with the University of Arizona that anchors the community's intellectual life. ASA programs more than 175 events a year — twice-weekly lectures, weekly concerts with world-class musicians, and classes ranging from memoir writing, photography, watercolor, and pottery to Spanish, iPads, and astronomy. Residents age 60+ pay a modest monthly ASA fee and gain access to a library, business center, computers, and a relationship with the U of A. The Academy Village Homeowners Association (AVHOA) runs the social and recreational side: a community center with meeting rooms, kitchen, dining room, art gallery, and the Arizona Room for gatherings; a solar-heated outdoor pool and spa; a fully equipped fitness center with included fitness classes; a tennis/pickleball court; a dog park; and nature trails winding through the property. An on-site Health Care Support Center staffed by an RN is available on a fee basis, and an assisted-living facility (Academy Villas) sits on-site for continuum-of-care peace of mind. The vibe here is distinctive — less country-club, more intellectually curious and internationally minded. Residents hail from across the U.S. and from Canada, France, Britain, Germany, the Netherlands, India, China, Indonesia, and Trinidad, bringing a genuinely global flavor to book clubs, poetry discussions, potlucks, finance and computer groups, foreign-language practice, art classes, yoga, hiking groups, and water aerobics. Roughly two-thirds of owners are full-time residents; the other third split time between Altura and homes elsewhere. Location is a strong draw: Saguaro National Park East is right next door, Del Lago Golf Club is seven minutes away, Tucson International Airport is under 25 miles, and downtown Tucson is about 35 minutes. Banner-University Medical Center, Tucson Medical Center, and Carondelet St. Joseph's are all within reach, and the Rincon Valley Fire Department is around the corner with ~5-minute response times. For retirees who want desert beauty, a tight-knit small community, and ongoing access to learning and culture, Altura/Academy Village is a genuinely unusual option.
