Rancho Resort is a gated 55+ active adult community of 370 single-family homes tucked within the award-winning Rancho Sahuarita master-planned community, about 20 minutes south of Tucson and just north of Green Valley. Built between 1999 and 2018 — and still seeing new construction from D.R. Horton — Rancho Resort was the first neighborhood developed within Rancho Sahuarita and carries a distinctly Southwestern feel, with Spanish Colonial, Mediterranean, and territorial architecture set against the backdrop of the Santa Rita Mountains. The community is made up of four sub-neighborhoods: The Courtyards and Madera Village (built by Hamco Homes), Del Webb Las Brisas (built by Pulte/Del Webb), and a newer section of D.R. Horton homes. Floor plans are all single-level and range from compact 750 sq ft homes with one bedroom up to 2,000 sq ft three-bedroom designs with two-car garages. Homes feature stucco exteriors, tile roofs, walled backyards, and low-maintenance desert landscaping with decorative rock, cacti, and native plantings. The mix of sizes and price points makes Rancho Resort one of the more attainable 55+ communities in Southern Arizona, with entry-level homes starting in the low $100Ks and larger homes topping out around $300K. The heart of the community is a 20,000-square-foot clubhouse anchoring a recreational campus that rivals communities three times its size. Inside you'll find the Kino Fitness Center, the De Anza Ballroom, the El Greco Arts and Crafts Room, a billiards room, a library, a woodshop, computer lab, fireside lounge, and meeting spaces. Outside, residents enjoy a heated pool with spa, tennis courts, pickleball courts, bocce ball, volleyball, a putting green, an outdoor amphitheater, and walking and biking trails that thread through the community and connect into the larger Rancho Sahuarita path network. The Majic Kingdom Dog Park, just southeast of Madera Village, has separate runs for large and small dogs. Rancho Resort residents also have access to the Saguaro Club, a membership-based private club within Rancho Sahuarita that is exclusively for 55+ residents of Rancho Resort, Rancho Sahuarita, and Sonora by Del Webb. The social scene is what longtime residents rave about. A full-time activities director keeps the calendar packed with more than 50 clubs, classes, and events — hiking groups, wine appreciation, book club, craft club, jewelry class, aqua aerobics, yoga, Pilates, pickleball classes, bicycling groups, dances, themed dinners, happy hours, road trips, and holiday cookouts. Reviews consistently describe the community as friendly, walkable, immaculately maintained, and unpretentious — a place where neighbors genuinely know each other. The location is a strong draw. Rancho Resort sits just off I-19, putting downtown Tucson and Tucson International Airport within about 20 minutes, and Green Valley's shopping and dining just 5 miles south. The Santa Rita Mountains and Madera Canyon — a world-famous birding destination — are right at the doorstep, and the Mexican border town of Nogales is a popular day-trip for shopping. Unlike nearby Green Valley communities, Rancho Resort homeowners pay no GVR (Green Valley Recreation) fees, which is a notable cost advantage frequently highlighted in listings. HOA dues are exceptionally low for this level of amenity — roughly $165 to $190 per month — making Rancho Resort an unusually good value for buyers who want resort-style living without resort-style fees.
