It is the newer sister community to the original SaddleBrooke, located four miles to the south. Pricing ranges from the low $300Ks for resale villas to $700K+ for larger new-build homes. The community carries a 40+ age restriction but is marketed and functions as a 55+ community. HOA fees run approximately $233–$250 per month and cover common grounds, amenities, and management. There is no CDD. A one-time $2,800 capital improvement fee applies at purchase.
