The Preserve at SaddleBrooke is the luxury crown jewel of the broader SaddleBrooke master-planned community, sitting at higher elevation on the northern edge of the development with commanding views over the Santa Catalina Mountains and the golf course below. Developed by Robson Resort Communities starting in 2004, The Preserve is still actively building — the highly anticipated Unit 44B homesites were recently released, meaning new construction remains available alongside a robust resale market. At build-out the neighborhood will include approximately 800 homes, all single-story, all on larger-than-typical lots, and nearly all with Catalina Mountain views. Homes here are Robson's highest-end product in Tucson. Floor plans currently range from the 2,308 sq ft Paloma to the 3,118 sq ft Sonrisa, with options including the Acacia, Canyon, Sonoran, Ventana, and the newer Bacara (3,077 sq ft). Interiors emphasize entertainer's kitchens, grand great rooms, expansive covered outdoor living spaces, and spacious primary suites — a deliberately upscale southwestern aesthetic. New-construction base pricing currently runs roughly $710K to $895K, while the resale market trades much higher, with the average sold price around $1.1M and many homes pushing well past that into custom-upgrade territory. The Preserve has its own country-club complex at the hub of the neighborhood: a hilltop clubhouse with fine-dining restaurant and bar, resort-style pool with lap lanes and whirlpool spa, fitness center, tennis courts, men's and women's locker rooms, pro shop, and the 18-hole Preserve Golf Course — a semi-private championship layout that winds through the Catalina foothills. But that's only the beginning of what residents access. The Preserve sits within SaddleBrooke TWO (HOA #2), which also includes the MountainView and DesertView amenity complexes. MountainView adds a second 18-hole golf course, grand ballroom, arts and crafts center, ceramics and sewing studios, Mesquite and MountainView restaurants, another resort pool and lap pool, and more tennis. DesertView is home to the 488-seat Performing Arts Center hosting concerts, symphony performances, comedians, and lectures — plus a competition outdoor pool, spin cycle room, softball field with grandstands, four lighted tennis courts, library, and Dexter's Place dog park. The Ed Robson Pickleball Center rounds it out with 14 dedicated courts. Under a reciprocal agreement running through 2028, residents can also use SaddleBrooke One's amenities, including its clubhouse, restaurant, bar, pool, tennis center, bocce courts, and third golf course. Social life is where SaddleBrooke genuinely distinguishes itself — more than 200 formal clubs cover everything from the 600-member Hiking Club and the SaddleBrooke Pickleball Association to astronomy (SkyGazers), cycling (Cyclemasters), ballroom and line dance, fine arts guild, woodworking, bridge, volleyball, horseshoes, state clubs, wine club, singles club, British Club, GLAAS, veterans groups, Great Decisions foreign policy discussion, and dozens more. A full-time activities director coordinates programming. The location is a genuine asset. At roughly 3,400 feet elevation, SaddleBrooke runs about 8 degrees cooler than central Tucson and 14 degrees cooler than Phoenix in summer, with 340+ days of sunshine annually. The community sits directly adjacent to the Coronado National Forest and the 9,000-foot Santa Catalinas, so trail access, wildlife (deer are common sightings), and the Sonoran Desert landscape are immediate. Downtown Tucson is roughly 25-30 minutes south, Oro Valley is just 14 miles away with its hospital and shopping, and Phoenix is about 90 minutes north. The minimum age policy requires at least one resident 55+ per household, with spouses 40+ permitted and no one under 19 in permanent residency.
