Renaissance at Manchester is a premier 55+ gated, resort-style community in Manchester Township, Ocean County, New Jersey, built between 1997 and 2007 by Carlton Homes and Centex Homes. With over 1,900 single-family homes spread across a beautifully landscaped campus dotted with more than 20 ponds, Renaissance has matured into one of the most established and amenity-rich active adult communities along the Jersey Shore. The heart of the community is a sprawling 30,000-square-foot clubhouse that functions as a true social hub. Indoors, residents enjoy a state-of-the-art fitness center, sauna, locker rooms, an indoor pool, a grand ballroom, library, computer lab, billiards room, card rooms, arts & crafts studio, and a dedicated woodworking shop. On-site dining includes a cafe and deli — a rarity among communities this size. Outside, the clubhouse grounds feature a resort-style outdoor pool with whirlpool spa and patio, tennis courts, pickleball, bocce ball, shuffleboard, horseshoe pits, and a basketball court. A secure RV and boat parking area and a playground for visiting grandchildren round out the common amenities. Golf is a signature feature. The community's private 18-hole executive golf course, designed by J. Christopher Cummins, plays to a par 63 over 4,262 yards from the longest tees — approachable for everyday players while still offering a real round of golf steps from home. Many homes sit on golf course or water lots with views of fairways and ponds. Homes range from roughly 1,522 to 2,618 square feet across models like the Tivoli, Devon, and Raphael, with floor plans offering two to three bedrooms, two to three bathrooms, and attached one- or two-car garages. Many models include dens that can convert to third bedrooms, and the Tivoli loft plan pushes into the 2,400+ square-foot range. Interiors commonly feature vaulted ceilings, open layouts, gas fireplaces, expansive kitchens, and spacious primary suites with walk-in closets. A number of homes have sunrooms, four-season rooms, or enclosed patios overlooking the golf course. Social life is genuinely vibrant. A full-time activities director programs a packed calendar for 40 to 75 clubs and special interest groups, including the Art Club, Artisans & Crafters, Book Club, Billiards, Bingo, Cooking Club, Writer's Club, Wine Club, Woodworkers Guild, Martial Arts, Music Club, Model Builders, Red Hat Society, Grandparents Group, Men's Club, Women's Club, Tennis Club, Softball, and borough-affinity groups like the Bergen County, Bronx, and Brooklyn clubs — reflecting the community's tri-state resident base. Planned trips into New York City and regional cultural destinations are part of the regular schedule. Renaissance is gated with a guarded entrance off Route 70, about four miles from the Garden State Parkway. The location is intentionally halfway between New York City and Philadelphia, giving residents realistic day-trip access to both metros while still living in a quiet, wooded pocket of Ocean County. Jersey Shore beaches are roughly 20-30 minutes east, major malls are about 15 minutes away, and medical care is close at Community Medical Center in Toms River. A one-time $530 capital contribution applies at purchase, and the monthly HOA fee of $265 covers common grounds, amenities, and professional management — notably reasonable for a community of this scale and amenity depth.
