The Village at Westminster Place is a 55+ active adult community of 125 homes in Holden, Massachusetts, set on Chaffin Pond just off Route 122 and Newell Road in Worcester County. Developed by Fafard Real Estate beginning in 2006, the community has been built out in phases over nearly two decades and is now in its final phase of construction, with new homes still available. The community is organized into several distinct sections that give buyers real flexibility in home style and price point. The Villages at Westminster Place is the primary single-family detached neighborhood where homeowners own their land and the association maintains it. The Cottages at the Villages is a smaller section of 15 attached condominiums on Explorers Way, built between 2004 and 2008, featuring two-bedroom, two-bath layouts with first-floor primary suites. Additional pockets include Winter Hill, Poets Corner, Gardens of Westminster Place, Eagle's Nest Condominium, and Apple Orchard Estates — all managed by Professional Property Management, the original and only management company for the community since its inception. Homes are thoughtfully designed for first-floor living and aging in place, with ranch styles as well as two-story contemporary designs that place the primary suite on the first floor and offer second-floor bedrooms for visiting family or guests. Twin-townhome fees are $240 and add building exterior maintenance and insurance; the Cottages pay $265. Unlike larger resort-style 55+ communities, Westminster Place deliberately skips the big clubhouse, pools, and tennis courts in exchange for keeping fees low and passing the savings to residents. Amenities on-site include a fitness room, library, and walking and biking trails through natural parkland. Residents organize their own social life — card games, ice cream socials, movie nights, and music programs are regulars on the calendar. Holden itself is a quiet, wooded suburb of Worcester with a strong small-town feel, highly rated Wachusett Regional schools, and an affluent, established population. A town park with pools and tennis, the Holden Senior Center, and the local YMCA are all within two to three miles of the community entrance. Residents are three miles from I-190, giving quick access to I-290, Route 146, and the Mass Pike. Downtown Worcester is about eight miles south, with UMass Memorial Medical Center and Saint Vincent Hospital both within a 15-minute drive. Polar Park (home of the WooSox) is a short trip into the city, and Wachusett Mountain skiing is just to the north. Worcester Regional Airport is about 16 minutes away; Boston Logan is roughly 90 minutes by car, with commuter rail available from Worcester Union Station into Boston in about an hour.
