Reading Woods is a 424-unit condominium community developed by Pulte Homes on the former Addison-Wesley publishing site, a 25-acre wooded parcel just 10 miles north of Boston near the Reading/Stoneham line. The community is a mix of garden-style condominium buildings and townhouse-style condos, with a dedicated 55+ active adult section alongside market-rate units open to all ages — meaning roughly half the community is deed-restricted 55+, while the other half is not age-restricted. Construction began in 2011 and the final phases wrapped up between 2016 and 2017. The 55+ garden-style condos are single-level ranch flats housed in four-story elevator buildings with secure underground deeded parking. Twelve floor plans range from about 934 to 1,720 square feet with one or two bedrooms, one or two baths, flex rooms, private balconies, gourmet kitchens with granite counters and stainless appliances, and spacious master suites. The townhome-style condos are three-level attached homes from roughly 1,475 to 2,098 square feet with three or four bedrooms, two or three baths, attached two-car garages, nine-foot ceilings, crown molding, and small private outdoor areas. Forty of the garden-style units were designated affordable through a town lottery program. Lifestyle at Reading Woods is built around low-maintenance, lock-and-leave living rather than an expansive resort amenity package. The community centerpiece is a clubhouse with a fitness center and a multi-purpose room used for holiday parties, social events, and resident gatherings. Outside, a handsome central gazebo anchors the grounds, and walking and biking trails wind through the 25 acres of preserved woodland and open green space. Parks, natural areas, a tennis court, and a small playground for visiting grandkids round out the on-site features. The HOA covers landscaping, snow removal, trash, water and sewer, master insurance, and common-area upkeep, so residents trade yard work for strolls under the trees. The location is a major draw. Reading Woods sits just off Route 128/I-95 and is minutes from I-93 and Route 28, putting downtown Boston within a roughly 20-minute drive and making Logan Airport accessible in about 25 minutes. The MBTA Reading commuter rail station is a short drive away for a car-free trip into North Station. Downtown Reading and Stoneham offer the everyday essentials — Market Basket, Stop & Shop, CVS, restaurants, and small-town shopping — while larger retail and dining are clustered along Route 28 and at the Redstone and MarketStreet Lynnfield shopping centers. Winchester Hospital, Melrose-Wakefield Hospital, and Lahey Hospital in Burlington are all within a 10-to-15-minute drive, and Bear Hill Golf Club, Meadow Brook Golf Club, and several conservation areas are close for recreation. It's an urban-adjacent New England suburb setting: leafy, quiet inside the gates, but with Boston-area employment, healthcare, and culture within easy reach.
