The Farm at Brunswick

The Farm at Brunswick is a D.R. Horton master-planned community in Carolina Shores, NC, tucked between Highway 17 and Thomasboro Road just inland from Sunset Beach and the Intracoastal Waterway. Development began in 2005 and the original phases wrapped up around 2022, with The Grove section still offering new construction from D.R. Horton's Freedom Homes value brand. The community spans 262 acres — 84 of those reserved for the amenity center, clubhouse, nature trails, and common areas — and at full build-out includes roughly 533 single-family homes and townhomes across three HOA-linked neighborhoods (the original master, The Glens, and The Orchards), plus The Grove under a separate HOA. The community has a distinctive farm-themed aesthetic — old-fashioned plows, silos, and windmills scattered through the landscaping give it a nostalgic, Americana feel that stands apart from the typical coastal NC subdivision. Home styles vary by neighborhood: The Glens features single-family attached homes, The Orchards mixes multi-level townhomes with single-family detached homes from the Express Homes line, and The Grove is all single-family detached. Most homes are single-story or single-story with a bonus room, ranging from about 1,400 to over 2,900 square feet, with 2-5 bedrooms, 2-car garages, and options like screened porches, Carolina rooms, and pond views. Importantly, The Farm at Brunswick is NOT a deed-restricted 55+ community despite how it's often marketed. It's a combo community that appeals heavily to retirees but is open to all ages — The Grove is explicitly all-age, and the master community includes a children's playground and splash pad. That said, the community has a strong retirement-focused demographic and lifestyle, which is why it shows up in 55+ directories. The Amenity Center, located on Corn Planters Circle, is the social hub for residents of the master, Glens, and Orchards. It features a zero-entry community pool with water fountains, a furnished clubhouse with WiFi and TV, a library, fitness center, children's playground, and men's/women's restrooms with showers. The Grove has its own separate private amenity area with pool, clubhouse, fitness room, fire pit, and recreation area. Walking and biking trails weave through the community, and scenic ponds and natural green space are scattered throughout. Social life centers on community gatherings, golfing outings to nearby courses, swimming, and walking groups. The HOA is managed by Priestley Management Company out of Wilmington. Fees are reasonable for what's included: lawn care, irrigation, common area maintenance, and basic cable/internet/telephone service — a notable perk that sets this community apart from many coastal NC neighborhoods. There is no CDD. Location is a major selling point. Beaches at Sunset Beach are less than 5 miles away (about a 10-minute drive), and residents are within 5 miles of more than 20 golf courses — one of the densest concentrations of golf in the country. Calabash, the self-proclaimed 'Seafood Capital of the World,' sits just to the south. Shopping, grocery stores, Walmart, and Lowe's are in Shallotte about 10-15 minutes north. Myrtle Beach, with all its tourist energy, restaurants, and entertainment, is a short drive south across the SC line, and Wilmington is about an hour north. Novant Health Brunswick Medical Center is roughly 20 miles up US-17, and Myrtle Beach International Airport is 35 miles away.
