Cypress Village is a retirement-focused community in Little River, South Carolina, developed by Mungo Homes on the land of the former Cypress Bay golf course. Construction began in 2015 and the community sold out in early 2024 with 404 total homes — 340 single-family homes and 64 attached/townhome units — making this a fully built-out, established neighborhood rather than a construction zone. The community is known for its all-natural-gas infrastructure, which is relatively unusual for coastal South Carolina. Every home has gas heat, gas stoves, gas hot water, and many include gas fireplaces and tankless water heaters. Single-family homes range from roughly 1,400 to over 2,600 square feet across nine floor plans, with two to four bedrooms, most featuring downstairs primary suites, attached two-car garages, granite or quartz countertops, hardwood or LVP flooring, and stainless appliances. Attached homes run 1,552 to 1,910 square feet. Homes sit around a central stocked fishing pond that doubles as the visual centerpiece of the development. The amenity center is the social heart of the community. It includes a resort-style outdoor pool overlooking the pond, a clubhouse with a fitness center, library, kitchen, and gathering room with fireplace, plus multipurpose meeting spaces. Outdoor amenities include pickleball courts, bocce ball courts, a putting green, a fire pit with entertainment area, BBQ/grilling stations, and a fishing pier on the community lake. Miles of sidewalks wind through the neighborhood, making it walkable and golf-cart friendly.
