Heather Glen is a 1,000-home natural-gas community built by D.R. Horton on the site of the former Heather Glen Golf Links in Little River, South Carolina — a 420-acre property rezoned and redeveloped starting in 2019. Though it's not deed-restricted 55+, the community has an active-lifestyle feel that's drawn a strong retiree and empty-nester following, including a full-time activities director who plans social events, clubs, and special-interest groups like fishing. The heart of the community is a 10,000-square-foot clubhouse built around the original golf course clubhouse, renovated with split-level access and a grand staircase at the main entrance. Inside you'll find a fitness center, yoga studio, demonstration kitchen, meeting rooms, and a library. Outside, a sprawling veranda overlooks a resort-style pool, and the surrounding grounds include a playground, dog park, large community garden (including a blueberry garden residents can pick from), and a fishing lake with dock. A regraded drainage ditch was turned into a landscaped brook with a faux bridge, connecting the amenity center to the neighborhoods via sidewalk. The community entrance on US-17 features a tiered waterfall, live-oak centerpiece, and entry monument signage, with a signalized intersection for easy access. Homes come in roughly 20 floor plans ranging from around 1,343 to 3,764 square feet, with 2-to-6 bedrooms, 1- and 2-story options, and attached-villa 'Townes at Heather Glen' paired-ranch homes around 1,500 square feet. All homes are all-gas with tankless gas water heaters, gas stoves, and fireplaces, plus granite counters, stainless appliances, 9-ft ceilings, and smart-home technology (thermostat, front-door lock, video doorbell). Two-car garages are standard, with three-car available on some plans. The community was built in phases; the final phase is wrapping up and D.R. Horton lists it as sold out, though plenty of resale inventory is available. Location is a major draw. Heather Glen sits at the northern end of Little River right off Highway 17, a mile or two from Calabash, NC (famous for its seafood restaurants) and Shallotte, NC. Cherry Grove Beach and North Myrtle Beach are about 8 miles south; downtown Myrtle Beach is roughly 20 minutes away. Ocean Isle Beach, Sunset Beach, and the Little River waterfront (home of the Blue Crab and Shrimp Festivals) are all within easy reach. Golfers have their pick of dozens of Grand Strand courses, with Glen Dornoch just across the highway. Daily conveniences — Food Lion, Lowes Foods, Walgreens, CVS — are minutes away, and the Big M Casino Ship, La Belle Amie Vineyard, and Little River Lanes round out local entertainment. HOA dues are notably low for the area at $85-$114/month, covering lawn maintenance, irrigation water, trash, and common amenities.
