Compass Pointe is a gated, resort-style master-planned community spread across 2,200 acres in Leland, North Carolina, just minutes from downtown Wilmington. Development began in 2007, and at buildout the community will consist of approximately 2,000 single-family homes, villas, patio homes, and townhomes arranged across more than 26 distinct sub-neighborhoods — from the Cottages and Hammocks to Timber Ridge, Palm Pointe, and Reefside. Although it's marketed heavily to active adults and retirees and frequently appears on 55+ directories, Compass Pointe is NOT deed-restricted by age. Buyers here include retirees, relocation buyers, second-home owners, and some families, all drawn by the amenity package and coastal location. The social heart of the community is the Grand Lanai, a 15,000 sq ft clubhouse with an open-air fireplace, dual bars, catering kitchen, and grand ballroom that hosts a packed calendar of events. Just outside are the Resort Oasis Pool (a six-lane pool framed by palm trees and cabanas), a lazy river, an indoor pool, and a resistance/lap pool. The separate 7,000 sq ft Pointe Wellness Center adds a fully equipped fitness floor, cardio and spinning studios, aerobics/dance studio, sauna, and steam rooms. Additional amenities include tennis and pickleball courts, bocce, a basketball court, a fenced dog park, kayaking on Cardinal Lake, RV and boat storage, and miles of walking and biking trails woven through 870+ acres of Audubon Gold Signature-certified preserved habitat — a designation the community earned for its commitment to native plants, wildlife corridors, and environmental stewardship. Golf is available on-site but treated as a separate, optional membership. The 18-hole Compass Pointe Golf Club, designed by Rick Robbins, is a private club with its own members-only clubhouse, dining, additional pool, driving range, pro shop, and lighted putting green. Residents who don't join still have access to nearby public courses, including the 27-hole Magnolia Greens Golf Course minutes away, giving the area 45+ holes of golf within a short drive. Homes are built by a rotating roster of preferred builders — historically Logan Homes (which built the first 121 homes and remains active), Leisure Homes, Trusst Builder Group, Hagood Homes, Coastal Luxury Homes, Firetti Builders, and Geoff Weatherwax Construction, among others — offering townhomes, patio homes, coastal cottages, villas, and semi-custom and custom estate homes. Floor plans range from about 1,600 to over 3,000+ sq ft, most single-level open-concept layouts with screened lanais, two-car garages (often with golf-cart bays), and outdoor living spaces designed for the subtropical climate. Lot sizes run from a quarter acre up to nearly an acre. HOA dues vary significantly by neighborhood and home type, ranging from roughly $215/month in sections without lawn care to over $640/month in townhome and villa sections where grounds maintenance, irrigation, and master insurance are included. Every dues level includes gate security, common-area maintenance, management, and full access to the Grand Lanai, Wellness Center, and resort pools. The community is golf-cart friendly, and residents regularly cart to the pool, clubhouse, and nearby shopping. Location is a major draw. Compass Pointe sits directly off Highway 74/76 with quick access to I-140, putting Leland's shopping and restaurants within 10 minutes, historic downtown Wilmington and the Riverwalk about 15–25 minutes away, Wilmington International Airport (ILM) about 25 minutes, and Wrightsville Beach, Carolina Beach, and Oak Island all within a 30–45 minute drive. Novant Health Brunswick Medical Center and Novant Health New Hanover Regional Medical Center are both nearby. The community has been recognized repeatedly by ideal-LIVING magazine (Best Pool, Best Wellness Environment, America's 100 Best Places to Live) and is widely considered one of the top master-planned coastal communities in the Carolinas.
