Brunswick Forest is a 4,500-acre master-planned community in Leland, North Carolina, about 10 minutes from downtown Wilmington and 25-30 minutes from four Atlantic beaches. Launched in 2007, it has grown to more than 21 neighborhoods and roughly 6,000 homes on its way to a planned 8,000, with more than 1,400 families in residence. Technically open to all ages, the community skews heavily toward retirees and active adults approaching retirement, and its programming, amenities, and rhythm reflect that. Three active builders — Trusst Builder Group, Kent Homes, and Legacy Homes by Bill Clark — work the community side by side, producing single-family homes, low-maintenance townhomes and duets, cottages, patio homes, and custom estates that range from roughly 1,000 to 3,500+ square feet. Each neighborhood has its own architectural theme and price point, so the community reads as a collection of villages rather than one uniform development. The anchor of daily life is the 18,000-square-foot Fitness & Wellness Center, which includes cardio and strength equipment, group exercise classes, three outdoor saltwater pools, one indoor saltwater pool with hot tub, 10 outdoor pickleball courts, 6 private indoor pickleball courts, and 8 tennis courts. Novant Health operates a 40,000-square-foot medical facility on campus, so primary care, imaging, and specialty visits are all reachable by golf cart. HOA structure varies by neighborhood — annual dues typically run $2,000-$7,000 depending on the neighborhood and home type, with townhome neighborhoods like Cypress Point toward the higher end.
