Brunswick Forest

Brunswick Forest is a 4,500-acre master-planned community in Leland, North Carolina, about 10 minutes from downtown Wilmington and 25-30 minutes from four Atlantic beaches. Launched in 2007, it has grown to more than 21 neighborhoods and roughly 6,000 homes on its way to a planned 8,000, with more than 1,400 families in residence. Technically open to all ages, the community skews heavily toward retirees and active adults approaching retirement, and its programming, amenities, and rhythm reflect that. Three active builders — Trusst Builder Group, Kent Homes, and Legacy Homes by Bill Clark — work the community side by side, producing single-family homes, low-maintenance townhomes and duets, cottages, patio homes, and custom estates that range from roughly 1,000 to 3,500+ square feet. Each neighborhood has its own architectural theme and price point, so the community reads as a collection of villages rather than one uniform development. The anchor of daily life is the 18,000-square-foot Fitness & Wellness Center, which includes cardio and strength equipment, group exercise classes, three outdoor saltwater pools, one indoor saltwater pool with hot tub, 10 outdoor pickleball courts, 6 private indoor pickleball courts, and 8 tennis courts. Cape Fear National, a Tim Cate-designed championship golf course, plays through the community and stays open to public play at The Forest Restaurant & Pub at the clubhouse. The River Club on the Cape Fear River gives residents access to canoes, kayaks, and small boats on the Intracoastal Waterway. Nearly 50 miles of walking and biking trails, a catch-and-release fishing pond, two dog parks, and an outdoor fitness trail round out the outdoor life. Social life is unusually deep for a community of this scale. Roughly 65 resident-run clubs cover everything from mahjong, bridge, and poker to a fine dining club, ocean club with private beach access, garden club, wine club, book club, movie club, and dedicated tennis and pickleball leagues. A summer concert series brings rock, blues, jazz, and soul bands to the community each year. What sets Brunswick Forest apart from most master-planned communities its size is The Villages at Brunswick Forest — a walkable, on-site commercial town center that actually works as a town center. Residents can get groceries, pharmacy, coffee, veterinary care, a vision center, pet supplies, and insurance without leaving the community, and there are real restaurants on-site: a fresh seafood spot, an Italian café with New York-style pizza, an Irish pub with outdoor entertainment, and a southern breakfast-and-lunch diner. A new on-site brewery with full restaurant is coming soon. Novant Health operates a 40,000-square-foot medical facility on campus, so primary care, imaging, and specialty visits are all reachable by golf cart. HOA structure varies by neighborhood — annual dues typically run $2,000-$7,000 depending on the neighborhood and home type, with townhome neighborhoods like Cypress Point toward the higher end. Access to all common amenities is included in the HOA; golf membership at Cape Fear National is optional and priced separately. Recent planning approvals cleared roughly 1,000 additional homes, so active construction will continue through the late 2020s.
