Sun City Mesquite is Del Webb's flagship 55+ active adult community in Nevada, set on roughly 2,000 acres beneath a striking red-rock mesa in the small desert town of Mesquite. Launched in 2007, the community is one of the largest residential developments in Mesquite and continues to grow toward a planned build-out of approximately 4,600 single-story homes. About 2,000 homes have been completed to date, with new construction still actively underway from Del Webb. Life here revolves around the 30,000-square-foot Pioneer Recreation Center, a resort-style hub with indoor and outdoor pools, an indoor walking track, a state-of-the-art fitness center, a movement studio for classes, a billiards room, a well-equipped arts and crafts room with a kiln, a library stocked with more than 7,000 titles, and a ballroom used for community gatherings, shows, and parties. On-site dining happens at the 1880 Grille, a casual restaurant and bar that doubles as a social anchor. The adjacent Sports Pavilion is the outdoor counterpart, with seven bocce ball courts, four tennis courts, six pickleball courts, a basketball court, and a professionally designed 18-hole putting course. Wrapping around the community is the Gary Panks-designed Conestoga Golf Club, a 7,204-yard par-72 championship course that opened in 2009 — residents get discounted rates and preferred tee times. Sun City Mesquite also boasts more scenic walking and biking trails than any other Del Webb community built to date, woven through the natural mesa landscape with dramatic elevation changes and long-range views. The vibe is small-town friendly with a mix of retirees from across the country, lots of golf-cart visiting between neighbors, and a genuinely active lifestyle culture. Homes are all single-story ranches built by Del Webb, with 13 floor plans currently offered ranging from roughly 1,200 to 3,100+ square feet. Plans include the Hideaway (1,573 sq ft), Haven (1,859 sq ft), Bellwood (1,865 sq ft), Sanctuary (1,964 sq ft), Preserve (2,010 sq ft), Overlook, Canyon, Pine Spring, and Iris, among others. Layouts feature open concept living, modern kitchens, high ceilings, two-car garages (with optional golf cart garages or 2¾-car configurations), and options for sunrooms, dens, casitas, and expanded outdoor living. New construction carries a 10-year warranty. The setting is a major selling point. Sun City Mesquite sits about 80 miles northeast of Las Vegas along I-15, roughly an hour and 15-30 minutes to the Strip and Harry Reid International Airport. St. George, Utah — with its regional airport, larger medical facilities, and shopping — is only about 30-40 minutes north. Residents are within an easy drive of Zion National Park, the Grand Canyon, Lake Mead, Lake Powell, Valley of Fire State Park, Gold Butte, and Mt. Governance runs through the Sun City Mesquite HOA (managed by Seabreeze Management Company) in conjunction with the Anthem Mesquite Master Association. The golf course is operated by Vanguard.
