Shady Oaks is a well-established 55+ condominium community tucked into 78 heavily wooded acres off West Front Street in Middletown, New Jersey, with a Red Bank mailing address. Developed by K. Hovnanian between 1982 and 1983 and fully built out at 366 units, it's one of the larger age-restricted condo communities in Monmouth County. The community is self-managed by the Shady Oaks Condominium Association, which helps keep monthly fees competitive relative to professionally managed neighbors. Homes come in two flavors. The majority are condominium units ranging from 1,032 to 1,147 square feet with one or two bedrooms, one to two bathrooms, open floor plans, walk-in closets, and assigned parking in front of each unit. A select number of villas (attached ranch-style units) range from 1,147 to 1,386 square feet, offering two bedrooms, two bathrooms, eat-in kitchens, extra storage, and in some cases a one-car garage. All homes feature central air and forced hot air gas heat. Buyers should note that while living is single-level, some units are on second floors and there are no elevators — something to consider for long-term accessibility. At the center of the community is the clubhouse, which houses a game room, billiards table, card rooms, a meeting room, and a well-stocked lending library. Outdoor amenities include a swimming pool and patio, two tennis courts lined for pickleball, two shuffleboard courts, a picnic area, and walking and biking trails that spill directly into the adjacent 150-acre Stevenson Park and the Middletown Township Community Garden. The social calendar is full and mostly resident-driven — book club, needlework circle, bingo, game nights, holiday parties, luncheons, "night at the races," and regular trips keep the clubhouse busy year-round. Location is one of Shady Oaks' biggest draws. Downtown Red Bank, with its restaurants, boutique shops, Count Basie Theater, Two River Theater, and Navesink River waterfront, is just a few minutes away. The Garden State Parkway entrance is essentially down the street, a Park & Ride is within five minutes, and the Red Bank NJ Transit train station puts Manhattan roughly an hour away by rail. Riverview Medical Center in Red Bank is about 15 minutes away, and Newark Liberty International Airport is just over 30 miles north. Monmouth County also provides a shopping bus and discounted non-emergency medical transportation to residents of active-adult communities — a meaningful perk for those aging in place. With Trader Joe's, Whole Foods, ShopRite, and Acme all close by and more than a half-dozen golf courses in the immediate area, day-to-day life is easy. Shady Oaks occupancy follows the standard 80/20 rule — at least 80% of units must have a resident 55 or older. The community is pet-friendly, quiet, and heavily shaded, with a true park-like setting that lives up to its name.
