Built between 2005 and 2016 by PRC Homes and Kara Homes, the community distinguishes itself from most 55+ neighborhoods by offering three distinct home types under one roof: attached villas, three-story townhomes with private elevators, and condominium apartments housed in three-story mid-rise elevator buildings with 18 units each. Living spaces range from 1,220 to 3,376 square feet, with ten villa floor plans, three townhome designs, and four condo layouts. Most homes feature open floor plans, hardwood floors, and gourmet kitchens. Villas offer up to three bedrooms with first-floor master suites, loft spaces, one- or two-car garages, and full basements. Townhomes have two bedrooms plus a bonus room, family room with rear-yard access on the first level, main living area on the second, and owner's suite on top. Condos include assigned underground parking and private balconies. The 7,500-square-foot clubhouse serves as the social heart of the community, housing a fitness center, grand ballroom with fireplace, library, arts and crafts studio, card and game rooms, and a billiards area. Outside sit a heated outdoor pool, tennis court, bocce ball courts, and community gardening plots, with scenic walking and biking paths winding past ponds throughout the community. Social life revolves around clubs and groups for pickleball, tennis, bocce, billiards, poker, Mah Jongg, gardening, arts and crafts, plus regular potlucks and holiday parties. The community follows the 80/20 HUD rule — one resident must be 55 or older, and anyone 19 and up may live there. The location is a central-Jersey commuter's dream. NJ Transit and Academy Bus Lines both stop near the community entrance with direct service to Manhattan (roughly an hour away), and Staten Island is about 20 minutes north. Jersey Shore beaches are 20–35 minutes east, Freehold Raceway Mall is 15 minutes south, and Newark Liberty International Airport sits under 30 miles away. Everyday shopping is walkable or a very short drive — Costco, Whole Foods, Lowe's, and Walgreens are all within a mile or so, and Old Bridge Medical Center / Raritan Bay Medical Center is about two miles away. The HOA is managed by MEM Property Management Corporation, with monthly fees varying by home type.
