Shadow Lake Village is one of New Jersey's original and largest 55+ communities — 952 condominium homes on 158 wooded acres along the Navesink River in Middletown. Built by K. Hovnanian from 1972 to 1980, the guard-gated community wraps around its own private par-3 nine-hole golf course and Shadow Lake, with a full clubhouse, pool, tennis, pickleball, bocce, and an active club scene. Shadow Lake Village is one of New Jersey's original and largest age-restricted 55+ communities, a 952-home gated enclave spread across 158 wooded acres along the Navesink River in southern Middletown (Red Bank mailing address). Built by K. Hovnanian between 1972 and 1980, the community was a pioneer of the active-adult concept in Monmouth County and still draws buyers for its combination of resort-style amenities, genuine waterfront setting, and walkable-to-Red-Bank location. The homes are attached condominiums in roughly 27 to 30 different floor plans, ranging from compact one-bedroom flats around 800 square feet up to two-bedroom models approaching 1,745 square feet. Buyers can choose among upper- and lower-level single-story condos, attached ranch-style units with an attached one-car garage, and two-story townhouse layouts with bedrooms up and living space down. Many models include a detached or attached garage, and a large share of the inventory has been renovated over the decades — recent listings show updated kitchens with quartz or granite counters, luxury vinyl plank flooring, spa-style baths, and sunrooms or paver patios. Heat is electric throughout the community; natural gas is not available. Shadow Lake itself is the amenity that distinguishes this community from most 55+ developments in the Northeast. A resident boat house and dock sit on the water, and homeowners use the lake for fishing, kayaking, paddleboarding, and paddle-boating. Walking and biking paths wind through the property with water and fairway views. Social life is deep for a community of this vintage — active clubs include golf, bocce, billiards, book club, gardening club, pet club, and a local Kiwanis chapter, alongside fitness classes, art classes, holiday parties, and organized trips to museums, theaters, and restaurants. A community shuttle provides transit to area destinations, and the HOA fee is notably all-inclusive — covering landscaping, snow removal, trash, exterior building maintenance (roof, siding, gutters), 24/7 guard-gated security, the clubhouse and all amenities, and use of the shuttle. The Garden State Parkway is close, the Middletown and Red Bank NJ Transit stations both offer rail service to New York Penn Station, and the Seastreak Ferry runs high-speed service to Manhattan — putting NYC roughly 35 miles and an easy commute away.
