Rolling Meadows at Wayside is a gated, deed-restricted 55+ active adult community of 328 low-maintenance single-family homes tucked into the Wayside section of Ocean Township in Monmouth County, New Jersey. Built out between 2002 and 2007 and fully sold (resale only), the community sits on a park-like landscape off Hope Road with mature trees, winding streets, and wooded backdrops on many lots. Homes come in five floor plans — the Azalea, Bayberry, Chelsea, Devon, and Eaton — ranging roughly from 1,367 to 2,414 square feet. Each residence has at least two bedrooms (some offer three), two or more bathrooms, and a two-car garage. A number of homes also have full basements, a rarity for 55+ construction in the region, and many have been updated with hardwood or luxury vinyl floors, extended layouts, and premium cul-de-sac or wooded-view lots. The Devon and extended Azalea models tend to be the most sought after on resale. The clubhouse is the heart of the community. Residents have access to a fitness center with cardio and strength equipment, an indoor sauna and hot tub, a card room, billiards room, craft room, library, and business center with computers. A meeting room hosts community events and resident-run gatherings. Outside, the heated outdoor pool anchors a grounds package that also includes tennis and pickleball courts, bocce, shuffleboard, horseshoe pits, a putting green, a koi pond, and walking and biking trails winding through the grounds. Social life is active but intimate — with 328 households it's a close-knit community rather than a sprawling mega-development. Clubs and interest groups cover arts and crafts, billiards, bocce, cards, horseshoes, shuffleboard, swimming, and tennis, plus a regular rotation of classes and social events out of the clubhouse. The vibe skews toward the traditional Northeast active-adult model: maintenance-free living with a tight calendar of on-site activities rather than a resort-style entertainment complex. The monthly HOA fee of around $325 covers lawn maintenance, snow removal (a meaningful benefit in New Jersey), trash removal, and upkeep of common grounds and amenities. There is no CDD. The community is pet-friendly and gated, with established landscaping throughout. Location is a major draw. Rolling Meadows sits just five minutes from the Garden State Parkway and Route 18 and about 15 minutes from I-195, making it easy to reach the Jersey Shore beaches, New York City (via Parkway or NJ Transit from West Long Branch), and Philadelphia. Monmouth Mall, shopping centers, restaurants, the Garden State Arts Center (PNC Bank Arts Center), and a number of public and private golf courses are all within a short drive. Jersey Shore University Medical Center in Neptune and Riverview Medical Center in Red Bank are the primary nearby hospitals, and Monmouth County operates a free senior shuttle service that stops at adult communities for grocery and mall trips.
