Scottsdale Shadows is a guard-gated high-rise condominium community set on roughly 40 manicured acres in the heart of Scottsdale, Arizona. Developed by Kenman Properties and built in phases between 1974 and 1984, the community consists of 13 mid- and high-rise buildings (four to seven stories) containing a total of 838 condo units. Homes range from roughly 784 to 2,400 square feet, with one- to four-bedroom layouts, private balconies or patios, assigned underground parking, and storage. Many units have been extensively renovated with updated kitchens, granite or quartz counters, open layouts, and new flooring, while original-condition units are still available for buyers who want to remodel. Although Scottsdale Shadows is *not* officially deed-restricted as a 55+ community, it has long been a senior favorite — residents skew heavily retirement-aged and the lifestyle, amenities, and social programming reflect that. A full-time activities director keeps the calendar full with ballroom dances, BBQs, book clubs, casino trips, exercise classes, Friday evening movies, holiday parties, and game days. Community transit runs several days a week to local shopping and medical destinations. The amenity package is unusually deep for a condo community. At its center is a private 9-hole executive par-3 golf course reserved for residents and their guests. Three swimming pool facilities — one of which can be enclosed during cooler months — plus a spa, sauna, and outdoor BBQ areas give residents multiple places to gather outside. Two tennis courts, walking and biking paths along the grounds, scenic ponds, and separate men's and women's fitness centers round out the active side. Inside the clubhouse, residents find a library, business center with wireless internet, card room, billiards, TV lounge, game room, performance/movie theater, ceramics studio, arts and crafts studio, and a full woodworking shop. The HOA structure is unique: each of the 13 buildings is its own separate association with its own board, rules, and fee schedule, all coordinated under the umbrella of Recreation Centers Inc. (RCI). Monthly fees range widely — roughly $340 to $1,437 depending on the building and unit size — and cover a lot: air conditioning and heat, water, sewer, trash pickup, exterior and grounds maintenance, roof, 24-hour guard gate, and full use of all amenities. Cable and internet are available in each building but are arranged and paid for individually. Policies on in-unit laundry and pets vary by building: only two buildings widely permit in-unit washer/dryer installation, most have laundry rooms on the 2nd and 5th floors, and pet rules differ building to building. Every new owner is required to post a 6-month maintenance fee deposit (impound) at purchase. Location is a major draw. Scottsdale Shadows sits on East Camelback Road with Camelback Mountain views from upper floors, just minutes from Scottsdale Fashion Square and the Waterfront, and a short drive or long walk to Old Town Scottsdale's galleries, restaurants, and nightlife. Sprouts and Fry's grocery stores are both nearby, HonorHealth Scottsdale Osborn Medical Center is close by for routine and emergency care, and Phoenix Sky Harbor Airport is roughly ten minutes away.
