Riviera at Freehold is an upscale, gated 55+ community in Monmouth County, New Jersey, built by Toll Brothers between 2003 and 2007. The community consists of 300 elegant ranch-style homes (some with lofts) set among five scenic ponds, open spaces, and mature trees on a quiet tract just off Jackson Mills Road in Freehold Township. Homes range from approximately 1,885 to 2,170 square feet (some expanded models up to ~3,300 sq ft) with two to four bedrooms, two to three bathrooms, ten-foot ceilings, decorative moldings, eight-foot doors, and two-car garages. Many homes back to woods or look out over one of the community's ponds, which is a big part of the Riviera feel — it's quiet, manicured, and genuinely scenic for a Central Jersey location. The social heart of the community is the award-winning 11,000-square-foot clubhouse, which punches well above its weight for a 300-home community. Inside, residents have an indoor pool with spa, a full fitness center with aerobics and dance studio, a grand ballroom for parties and dances, card rooms, a billiards room, an arts & crafts room, a computer/library area, and multiple meeting and activity rooms. A full-time activities director keeps things moving — theme dinners, movie nights, bus trips, exercise and dance classes, chorus rehearsals, and a steady calendar of social events. Outdoors, the clubhouse grounds include an outdoor pool (Memorial Day through Labor Day), tennis courts, bocce ball courts, a putting green, horseshoe pits, and shuffleboard, plus walking and biking trails that wind through the community. The social scene is notably active for a community this size. Resident-run committees (Architectural Review, Buildings & Grounds, Clubhouse, Social, Community Affairs, Finance, Rules, Website) handle day-to-day life, and a monthly resident newspaper, the Riviera Ramblings, keeps everyone in the loop. Standing clubs include Men's and Women's Clubs, an Italian American Club, a Shalom Club, Page Turners book club, plus organized groups for bowling, bingo, billiards, bocce, canasta, mahjongg, Scrabble, chorus, cinema, and aqua and dance classes. It's the kind of place where neighbors know each other and there's something on the calendar most nights. Location is a major draw. Riviera sits just off Route 9 in Freehold Township, a few miles from Freehold Raceway Mall and close to Route 18, Route 33, I-195, and the Garden State Parkway. The Jersey Shore beaches (Point Pleasant, Belmar, Asbury Park) are about 25 minutes east, New York City is roughly an hour north, and Philadelphia and Atlantic City are both reachable as day trips. Six Flags Great Adventure is about 20 minutes away — a perk when grandkids visit. The Freehold Senior Center is less than a mile from the community, and the Monmouth County Park System operates eight public golf courses in the county for residents who want to play without an on-site course. Monthly HOA dues cover grounds maintenance, snow removal, trash pickup, management fees, clubhouse operations, and indoor/outdoor pool maintenance, so residents get a genuinely low-maintenance lifestyle. Construction is complete and the community is resale-only; a one-time capital contribution is collected from new owners at closing.
