Winding Ways

Winding Ways (also known as Greenbriar at Winding Ways) is an established 55+ gated active adult community in Jackson Township, Ocean County, New Jersey, set on peacefully wooded land in the heart of the Jersey Shore region. Built beginning in 1988, the community is comprised of 554 quality-built single-family ranch-style homes on winding, tree-lined streets — a layout that gave the community its name. Homes range from roughly 1,200 to over 1,800 square feet with two or three bedrooms, two to three bathrooms, and one- or two-car garages. Many feature open floor plans with vaulted ceilings, fireplaces, patios, storm doors, sprinklers, security systems, and natural gas heat. Some homes include dens, lofts, or basements. All residents pay the same flat monthly HOA fee of $252, which covers lawn maintenance and snow removal — notably simple and predictable compared to tiered-fee communities. The social hub is a 15,000-square-foot clubhouse packed with gathering spaces: a grand ballroom for dances, parties, and movies; a well-stocked library; multiple card and hobby rooms; an arts and crafts studio; a billiards room; and a fitness center. Outdoors, residents enjoy a large swimming pool, tennis courts, pickleball, bocce ball, shuffleboard, horseshoes, and walking and biking trails winding through the wooded grounds. Security is a major selling point — the community operates a 24/7 staffed gatehouse, and a free community bus runs weekly trips to area malls and grocery stores, making it genuinely accessible for residents who prefer not to drive. Social life is driven by an active resident committee. Clubs and groups include the Italian American Club, travel club, music club, Red Hats Society, Yiddish Heritage Club, cultural club, fitness club, bingo, bowling, bridge, canasta, golf group, bocce league, and card groups. If a club doesn't exist for an interest, residents are encouraged to start one. The community is pet-friendly, though residents note that leash rules are strictly enforced. Location is a strong draw. Winding Ways sits in northern Jackson just minutes from Route 9 shopping, which stretches continuously from Lakewood northward with grocery stores, warehouse clubs, and restaurants. Three major malls — Freehold Raceway, Monmouth Mall in Eatontown, and the Ocean County Mall in Toms River — are all within a 30-minute drive, and the Jackson Premium Outlets are nearby. Six Flags Great Adventure is just down the road. Jersey Shore beaches are about 30 minutes east, downtown Freehold is roughly 10 miles away, and access to I-195, Route 9, the Garden State Parkway, and the NJ Turnpike puts Philadelphia (about 45 minutes) and New York City (60–90 minutes) within easy reach. Jackson Township also offers notably lower property taxes than neighboring Monmouth County — a meaningful financial advantage that draws many retirees from northern New Jersey and New York.
