Clearbrook is one of the largest and most established 55+ communities in Central New Jersey — a fully built-out, gated community of 2,036 homes set on a sprawling campus in Monroe Township, Middlesex County. Built by Clearbrook Partners between 1972 and 1993, the community has had more than five decades to mature into a tight-knit, amenity-rich neighborhood where residents who've lived here for 20+ years are still common. Housing is unusually varied for a 55+ community. Buyers choose from apartment-style condominiums (often under 1,000 sq ft), attached townhomes, standalone ranch homes, and larger units over 1,400 sq ft — with floor plans ranging roughly 805 to 1,808 sq ft. Popular models include the Braeburn, Timberline, and Excelsior (the largest). This range of home styles and price points makes Clearbrook one of the most affordable entry points into 55+ living in the Monroe area, with condos available from the $100Ks and detached ranches reaching into the mid-$300Ks to low $400Ks. The amenity footprint is genuinely large. The 25,000-square-foot main clubhouse anchors daily life with a fitness center, library, billiards room, card rooms, and dedicated hobby studios for ceramics, sewing, and woodworking. Outside the main clubhouse, residents have an outdoor amphitheater, a pool and patio, three tennis courts, two pickleball courts, two bocce courts, and four shuffleboard courts. The second clubhouse — the Cultural Center — is the social and entertainment hub, featuring a 1,000-seat auditorium that hosts concerts, shows, comedy nights, and community events, plus its own outdoor pool and patio and additional tennis courts. The on-site 9-hole Clearbrook Golf Course (public, membership-based for residents) rounds out the recreational offering. Club life is deep and active. Something is going on nearly every weekend — live bands, shows, classes, and section-level gatherings. The community is divided into 35 sections, each with its own bylaws, mini-governance, and section meetings, which residents say makes management more responsive and builds close neighbor relationships at the block level. The grounds are known for their pristine upkeep. HOA fees (roughly $420–$445/month) are relatively low for Central Jersey and cover lawn maintenance, snow removal, trash, water, sewer, pest control, and common-area upkeep. Homes are all-electric with no natural gas, and the community is fully gated with staffed entry. Location is a major draw. Clearbrook sits just off Cranbury Half Acre Road with easy access to the NJ Turnpike (I-95) and the Garden State Parkway, putting New York City and Philadelphia both within commuting range. Historic Princeton — shops, restaurants, and Penn Medicine Princeton Medical Center — is about 30 minutes away. Grocery stores (Stop & Shop, ShopRite, ALDI), pharmacies, medical offices, and local farms are all within a short drive. Thompson Park, with its zoo, trails, fishing lake, and dog park, is nearby, and Six Flags Great Adventure and the Jersey Shore are reachable for day trips.
