Four Seasons at Metedeconk Lakes is a gated, age-restricted 55+ active adult community in Jackson Township, Ocean County, New Jersey, built by K. Hovnanian between 2002 and 2008. The community consists of 778 single-family homes set on private, often wooded lots in a quiet corner of central New Jersey, just off Interstate 195 near the Freehold Township border. The community is all resale at this point — no new construction — with homes ranging from about 1,546 to 3,430 square feet across roughly seven original floor plans. Models include the Sanibel, Martinique, and Burnham, among others, offering two to four bedrooms, two to three bathrooms, two-car garages, and layouts with the primary bedroom on the main floor. Most homes are single-level ranches, though some feature lofts, and a later-built section on the back side of the community includes homes that came with solar panels installed. Upgrades commonly found in resale homes include granite counters, hardwood floors, 9-foot ceilings, sunrooms, and central vacuum systems. The heart of the community is a 28,000-square-foot clubhouse that functions as the true social hub. Residents describe the vibe as friendly and neighborly — large enough to support meaningful programming and entertainment budgets, but small enough that people actually know each other. The HOA is noted for being well-capitalized with capital reserves above industry standards, which has kept special assessments rare. The age restriction follows the standard federal HUD 55+ rule: 80% of homes must have at least one resident 55 or older, with some under-55 flexibility permitted. Monthly HOA fees of around $335 cover lawn care, snow removal, trash removal, gate-guard security, and all clubhouse and amenity access, plus irrigation and common-area maintenance. A one-time capital contribution is typically charged to buyers at closing.
