Canal Walk is Central New Jersey's largest 55+ active adult community, a 1,200-home gated neighborhood tucked along the historic Delaware and Raritan Canal in Somerset (Franklin Township). Developed by Premier Homes and Garden Homes beginning in 2002 and built out in 2018, the community brings together single-family homes, townhomes, and condominiums across several distinct neighborhoods — including The Reserve (larger single-family homes on oversized lots), the Reserve Collection (two- to three-and-a-half bedroom single-family homes from roughly 1,800 to 2,900 sq ft), and The Enclave (three-story elevator condo buildings with secure climate-controlled underground parking, with two-bedroom/two-bath models ranging from about 1,503 to 1,838 sq ft). The heart of the community is the Premier Club, a 32,000-square-foot two-story clubhouse that gives Canal Walk its resort-style reputation. Inside, residents find a state-of-the-art fitness center with sauna and steam rooms, a massage and wellness center, an indoor heated pool and whirlpool, card rooms, arts and crafts studio, billiards room, a grand ballroom, a library, a business center, and an on-site restaurant. A second, smaller clubhouse — the Freedom clubhouse — adds more meeting rooms, additional card rooms, a demonstration kitchen, and its own outdoor pool and patio. Between the two clubhouses, the community operates three pools (one indoor, two outdoor). Outside, the amenity footprint is just as substantial.
