Green Valley Fairways

Green Valley Fairways is one of Arizona's original 55+ communities, established in 1966 and developed through the early 1970s in the heart of Green Valley, roughly 25-28 miles south of Tucson along Interstate 19. The community consists of three contiguous subdivisions — Fairways I, Fairways II, and Fairways III — that together make up 759 single-family homes, which makes the Green Valley Fairways Property Owners Association (GVFPOA) the largest HOA in Green Valley. Age restrictions are strictly enforced: at least one resident of each home must be 55 or older, and no one under 18 may be a permanent resident. What really defines life here is Green Valley Recreation (GVR). Every Fairways home carries a deed-restricted GVR membership (annual dues around $515 per household as of 2024, plus a one-time membership change fee at resale), which unlocks 13 recreation centers across Green Valley: multiple pools and spas, six fitness centers, tennis and pickleball courts, bocce courts, craft and clay studios, woodworking shops, billiards, card rooms, ballrooms, and miles of walking trails. GVR hosts over 1,000 classes and lectures annually and more than 60 clubs — everything from Aquabelles and duplicate bridge to the Camera Club, Clay Studio, Computer Club, Eastern States Club, and the Green Bay Packers fan club. One of the 13 GVR centers, the East Center, sits right inside the Fairways neighborhood, so residents can walk to the pool, gym, and classrooms. The Haven Golf Course (formerly Canoa Hills) and other Green Valley courses are woven through and around the Fairways' subdivisions — many homes back up to fairways or overlook greenbelt. The GVFPOA itself focuses on CC&R enforcement, newsletter communication, and protecting property values rather than running amenities, which keeps the Fairways HOA assessment notably low compared to newer master-planned 55+ communities. Homeowners do pay both the small GVFPOA assessment and the annual GVR dues. Green Valley itself is an unincorporated, entirely 55+-oriented town of roughly 21,000 residents, anchored by the Santa Rita Mountains to the east and the Santa Cruz River valley. Day-to-day life is quiet, walkable to shopping via golf cart in many areas, and built around outdoor living — hiking in Madera Canyon, birding, stargazing, and the mild high-desert winters that draw a strong snowbird contingent. For buyers who want an established, affordable, deeply social 55+ lifestyle without the master-planned gloss of a newer Del Webb or Robson community, Green Valley Fairways is one of the genre's founding examples and still one of its best values.
