Green Valley Fairways is one of Arizona's original 55+ communities, established in 1966 and developed through the early 1970s in the heart of Green Valley, roughly 25-28 miles south of Tucson along Interstate 19. The community consists of three contiguous subdivisions — Fairways I, Fairways II, and Fairways III — that together make up 759 single-family homes, which makes the Green Valley Fairways Property Owners Association (GVFPOA) the largest HOA in Green Valley. Age restrictions are strictly enforced: at least one resident of each home must be 55 or older, and no one under 18 may be a permanent resident. The homes here are classic mid-century Southwest ranch-style builds, almost all single-level, typically 963 to 2,220 square feet with two or three bedrooms and two baths. Many have Saltillo tile, Arizona rooms (enclosed patios), stucco exteriors, and mature desert landscaping with shade trees that give the neighborhoods a softer, more established feel than newer Arizona 55+ developments.
