Las Campanas is a master-planned 55+ community of nearly 1,600 single-family and attached homes tucked into the west side of Green Valley, Arizona, about 28 miles south of Tucson just off I-19 at Esperanza Boulevard and Desert Bell Drive. Construction began in 1995 and continued into the early 2020s, with the newest Fairfield Homes product delivered in the Solterra neighborhood. The community is actually a collection of distinct villages — including Sonoma, Sonata, Solterra, Soledad, Capistrano, San Miguel, and the gated Las Campanas Village — each with its own character, a shared Southwest architectural vocabulary, and desert mountain views of the Santa Ritas. Homes generally range from about 1,238 to 2,287 square feet with two to four bedrooms, two to three bathrooms, and attached two- to three-car garages. Floor plans were designed specifically for active adults, with first-floor primary suites, open layouts, split bedroom arrangements for guest privacy, and private walled backyards that back to natural desert common areas. The homes at the upper end (Solterra, Capistrano, newer Fairfield builds) often feature 10' ceilings, quartz/granite kitchens, gas cooktops, three-car garages, and designer upgrades; older Sonoma and Sonata homes tend to be the entry point into the community. What really defines life at Las Campanas is the Green Valley Recreation (GVR) membership that comes with ownership. Every homeowner pays an annual GVR fee and receives access to all 13 GVR recreation centers spread across Green Valley — a highly unusual arrangement where you aren't limited to the amenities inside your own subdivision. That network includes multiple outdoor pools, fitness centers, aerobics and dance studios, pickleball and tennis courts, bocce ball, racquetball, billiards, craft and ceramics studios, wood shop, card rooms, ballrooms, and walking/biking trails. The Las Campanas Social Center — one of GVR's flagship 70,000-square-foot clubhouses — sits right inside the community, giving residents a pool, fitness center, aerobics studio, and meeting spaces within walking or golf-cart distance of home. Social life runs through GVR's 60+ clubs and interest groups, with a full-time activities director planning events. Clubs span Aquabelles, Arts and Craft Association, bocce leagues, Clay Studio, Couples Social Bridge, Duplicate Bridge, the Eastern States Club, regional clubs like the Iowa Club and Green Bay Packers Club, Irma's Crafters, hiking, cycling, tennis, pickleball, golf, dance, and dozens more. Nearby is a dense cluster of Green Valley golf courses, plus Continental Shopping Plaza and Green Valley Village for daily shopping and dining. Tucson International Airport is about 26 minutes north, and downtown Tucson and its hospitals, stadiums, and cultural venues are roughly 28 miles up I-19. The HOA is professionally managed by Cadden Management, and HOA dues vary modestly by village/section — covering lawn/front-yard maintenance, trash, pest control, common areas, and in some gated sub-neighborhoods basic cable.
