Cameron Grove

Cameron Grove is an established 55+ resort-style community tucked into 162 acres in Upper Marlboro, Maryland, in Prince George's County just inside the Capital Beltway. Developed by Stavrou Associates from 1999 to 2013, the community was planned for 865 homes across a mix of condominiums, attached cottage homes (in duplex and quad configurations), and detached single-family homes — giving buyers an unusually wide range of price points and floor plans within a single gated 55+ neighborhood. Homes range roughly from around 1,000 square feet for condos up to about 2,600 square feet for single-family models, with cottage homes falling in between at 1,696–2,163 square feet. All homes are now resale only; the last new construction was delivered in 2013. Day-to-day life is organized around a full-time activities director who coordinates a steady rotation of clubs, classes, and events — aerobics, dance, billiards, cards, game nights, dinner theater, movie nights, day trips, holiday parties, an annual Christmas celebration, a resident CERT (Community Emergency Response Team) group, and more. Residents consistently describe Cameron Grove as unusually welcoming and social, with neighbors greeting new arrivals and a strong sense of shared community. Because the HOA covers lawn maintenance, exterior upkeep, snow removal, trash, water, sewer, and pest control, residents can lock-and-leave easily and spend their time on the amenities rather than on yard work. Location is a real selling point. Cameron Grove sits just off Central Avenue (Route 214), minutes from Exit 15A of the Capital Beltway (I-495), which puts Washington, D.C., National Harbor, Annapolis, and the BW Parkway all within easy reach. The surrounding area is rich with parks (Watkins Regional Park, Rosaryville State Park, Collington Branch Park) and well-regarded golf courses including Lake Presidential, Country Club at Woodmore, Oak Creek, and Renditions.
