Leisure World of Maryland is a gated 55+ community spread across 610 acres in Silver Spring, Maryland, home to more than 8,000 residents and 5,660 homes. Founded in 1966, it's one of the largest and most established active adult communities in the Washington, D.C. metro area — and one of the few that still allows residents as young as 55 (many peer communities set the bar at 62). The community is uniquely organized into 29 individually governed housing associations called "mutuals," each with its own character, pricing, and fee structure. Mutuals range from high-rise condos with golf course and fountain views (The Overlook, Creekside, Turnberry Courts, Fairways South) to garden-style low-rise condos, attached townhomes, and single-family patio homes in neighborhoods like The Regency and The Greens. What sets Leisure World apart is how self-contained it is. Inside the gates, residents have access to the Medical Center at Leisure World Boulevard — a MedStar Health facility offering primary care, cardiology, radiology, gastroenterology, and orthopedics exclusively to community residents. There's a post office, pharmacy, bank, on-site physical therapy and dental offices, and a free resident shuttle that loops through the neighborhoods and heads out to the adjacent Leisure World Plaza shopping center, which sits just outside the gates with a supermarket, restaurants, dry cleaners, and additional medical offices. The Metrobus M22 line has a public stop inside the community and runs south to the Glenmont, Wheaton, and Bethesda Metrorail stations on the Red Line. Social life revolves around two full-service clubhouses. Clubhouse I holds a library, ballroom with dance floor, three restaurants, woodworking shop, travel office, and classrooms, with the outdoor pool, bocce ball, and shuffleboard courts just outside. Clubhouse II houses a 5,400-square-foot fitness center with state-of-the-art equipment and golf course views, an indoor pool, an auditorium and movie theater, ceramics and lapidary studios, meeting rooms, and an arts room. A full-time Education and Recreation staff coordinates more than 60 resident-run clubs and special interest groups — everything from the Art Guild and Ceramic Crafters to Duckpin and Lawn Bowling, Pocket Billiards, Bingo, Bridge, Amateur Radio, AARP, the Music Lovers Organ Club, ballroom dance, an African American Association, a Camera Club known for photographing the deer and wildlife around the property, and support groups for residents caring for spouses with Alzheimer's. The 18-hole championship golf course is a centerpiece. Designed by Ed Ault, it's one of about 900 courses worldwide certified by Audubon International, and it recently completed a two-year renovation of the course and cart paths finished in 2024. The course includes a driving range, putting green, pro shop, lockers, cart rentals, and active leagues and tournaments. Outdoor tennis and pickleball courts, walking trails, community gardens, and a gazebo fill out the grounds, with Rossmoor Park and its wooded stream running through the interior. Condo fees cover a lot — water, sewer, trash, cable, internet, lawn maintenance, snow removal, building exterior upkeep, and 24-hour gate security — so residents genuinely don't shovel, mow, or fix a roof. Fees vary significantly by mutual depending on building age, services, and whether it's a co-op or condo. Real estate turnover is steady: housing styles range from one-bedroom co-op garden units in the low $100s to renovated patio homes and single-family homes in The Greens and The Regency pushing $700K+. The mix of price points, the built-in services, and the sheer scale of the social calendar are the reasons residents tend to stay for decades. Location-wise, Leisure World sits in Montgomery County along Georgia Avenue, about 10 miles north of Washington, D.C., and less than 25 miles southwest of Baltimore. The Inter-County Connector (MD 200) is half a mile away, connecting to I-95, and three international airports — Reagan National, BWI, and Dulles — are each about 30 miles from the gate.
