Two Rivers is a large master-planned community in Odenton, Maryland, with a dedicated 55+ section — officially called The Villages at Two Rivers (also marketed as "55 & Better") — that makes up the majority of the development. The overall master plan spans more than 1,464 acres between the Patuxent and Little Patuxent Rivers in Anne Arundel County, with over 700 acres preserved as green space, and includes both the age-restricted Villages and the all-ages Hamlets neighborhoods. The 55+ side alone comprises roughly 800–900 homes and is one of Maryland's best-selling active adult communities. The centerpiece of life in the 55+ section is the award-winning 15,000 square-foot Village Club clubhouse (often referred to as Founders Club), reserved exclusively for active adult residents. It offers a professional-grade fitness center, yoga studio, ballroom with dance floor, cyber café with free Wi-Fi, culinary center with a demonstration kitchen, game room with card and shuffleboard tables, meeting rooms, business center, and private liquor lockers. The glass-enclosed indoor heated pool has a retractable roof and sits adjacent to a resort-style outdoor pool with expansive deck, summer kitchen, and outdoor grill. Just outside are tennis and pickleball courts, an outdoor fire pit, and a private lake (Cattail Lake) with a walking path. Residents also share access to a 100+ acre community garden and park with 50+ raised beds, a nature center, gazebo, event lawn, picnic area, and scenic ponds. The community is walkable and trail-connected. Over 7 miles of internal walking and biking paths loop around Cattail Lake and tie directly into the county's 13-mile Washington, Baltimore & Annapolis (WB&A) Trail system. The design follows Traditional Neighborhood Design principles — front porches, tree-lined streets, central parks — which produces the kind of streetscape where neighbors actually run into each other. The social calendar is unusually active. The 55+ Village Club hosts pickleball play, water aerobics, a sewing club, Mahjong, scrabble, and weekly happy hours. A resident-run social committee organizes Friday-night themed parties — luaus, St. Patrick's Day, Halloween, New Year's Eve, Super Bowl chili cook-offs — plus monthly "Sundays at the Stove" cooking classes in the demonstration kitchen. One resident described living here as "like going to college, without the classes." Homes in the 55+ section are a mix of single-family homes, carriage-style homes, and attached villas built by five of the region's top builders: Classic Group (also the master developer), Brookfield Residential, Ryan Homes, NVHomes, and Winchester Homes, with Comstock Homes also contributing villas. Floor plans have main-level primary suites and range from roughly 1,614 sq ft villas up to single-family designs near 4,000 sq ft. The villa collection by Classic Group sold out in 2019, and construction continues today across multiple remaining neighborhoods including The Bluffs and Regency, with new-build inventory still available. Location is one of Two Rivers' strongest selling points. The community sits along Conway Road about 1.5 miles west of MD Route 3, minutes from Waugh Chapel Towne Centre (anchored by Wegmans) and roughly 10 minutes from the Odenton MARC commuter rail station. Baltimore, Annapolis, BWI Airport, and Fort Meade — Maryland's largest employer — are all within a short drive, and downtown Washington D.C. is about 29 miles away. Patuxent River Park, directly adjacent, offers hiking, fishing, canoeing, and natural trails right at the community's doorstep.
