Heritage Harbour is Maryland's largest 55+ active adult community and the biggest age-restricted community in Annapolis, tucked into a wooded peninsula along the South River in Anne Arundel County. With 1,683 residences spread across a variety of neighborhoods and condominium buildings, it offers one of the most diverse housing portfolios you'll find in an age-restricted community on the East Coast — single-family homes, duplexes, townhomes, and condominiums ranging from roughly 800 square feet up to 3,000 square feet, with one- to four-bedroom floor plans. Because the community was developed in phases from the late 1970s through 2008, homes span multiple builder styles and eras. U.S. Home built a significant share of the inventory, including the Broad Creek Condominiums (64 luxury units across three buildings with panoramic water views) and South River Condominiums. The Reserve, a six-story elevator building completed in 2008, is the newest addition with 74 condominium units, 9-foot ceilings, enclosed balconies, and garage parking. Clipper Cay condos (built 1986) and numerous single-family sections round out the housing mix. The heart of community life is the Community Lodge at 959 River Strand Loop — a sprawling complex with an indoor pool (with jacuzzi and sauna), an outdoor pool, a fitness center with aerobics studio, a library, a billiards room, a television studio, an arts and crafts room, a woodworking shop, a boutique, a garden lounge, a coffee corner, meeting rooms, and an auditorium for concerts, plays, and dinner dances. A separate Golf-Tennis-Clubhouse complex at 875 Harry S. Truman Parkway houses nine tennis courts (two soft-surface, three convertible to pickleball), a 9-hole executive golf course routed through a forested valley with holes ranging 100 to 200 yards, a pro shop, and the Double Bogeys restaurant and bar (open to the public). Behind the Lodge, residents have a picnic area, horseshoe pits, a bocce ball court, and a walkway down to the South River waterfront — where a pier with ten 30-foot boat slips, kayaking access, and crabbing/fishing rounds out the waterfront lifestyle. A secured RV and boat storage yard sits at the Bermuda Lane cul-de-sac. Social life is exceptionally active. A full-time lifestyle director programs more than 90 activities, clubs, and committees — everything from 500 Cards, Bible Study, Ballroom Dancing, and Bingo to Boating Club, Bicycling, and Bocce Ball. A 28-passenger community activity vehicle shuttles residents on shopping runs to the Annapolis Mall, day trips to museums and festivals, and cultural outings, and volunteer drivers help with medical appointments. The community is pet-friendly, surrounded by mature trees, and crisscrossed with walking paths. Location is a major draw: Heritage Harbour sits minutes from historic downtown Annapolis, the U.S. Naval Academy, and St. John's College, with easy access to US-50 (DC in about 35 minutes) and MD-97 to Baltimore. Anne Arundel Medical Center (Luminis Health) is just up the road, the Annapolis Mall is close by, and BWI Airport is roughly 25 minutes away. Governance is handled by the Heritage Harbour Community Association with property management through Greenacre Properties. New residents pay a one-time $2,000 Welcome to the Neighborhood Recreation Fee, and there is an annual community operations assessment of approximately $2,004 in addition to monthly HOA dues.
