Snowden Overlook is a gated 55+ active adult community tucked into the Village of Long Reach in Columbia, Howard County, Maryland — strategically positioned between Baltimore and Washington, D.C., with BWI Airport less than 20 minutes away. Developed jointly by Lennar Homes and Ryland Homes between 2005 and 2010, the community comprises 350 low-maintenance residences: roughly 300 attached villa townhomes and a four-story condominium building (Ovation) with about 50 units. Homes are resale-only — no new construction has been available since build-out in 2010. The townhomes range from approximately 2,400 to 4,900 square feet with two to four bedrooms, two to three-and-a-half bathrooms, and attached two-car garages. Many feature main-level primary suites, vaulted ceilings, gas fireplaces, and finished lower levels — designed so active adults can age in place without giving up space or privacy. Ovation condos run 1,500 to 1,900 square feet with two or three bedrooms, elevator access, and dedicated parking. The community is governed by a master HOA overseeing the clubhouse and common areas, plus five separate condominium sub-associations: Kendall I, Kendall II, Villas I, Villas II, and Ovation. Each sub-association handles its own exterior maintenance, snow removal, and grounds keeping — so monthly fees vary by neighborhood within the community. Social life centers on an 11,000-square-foot clubhouse staffed by a full-time activities director. Inside, residents have a well-equipped fitness center (ellipticals, bikes, treadmills, weight machines), a lounge and kitchen, theater/performance room, billiards room, arts and crafts studio, library, and meeting rooms. Outside, there's a seasonal outdoor pool (typically open May through September), bocce ball courts, shuffleboard courts, and landscaped walking and biking paths. The activities calendar is one of the most active in the region and includes aerobics, bible study, bingo, bocce league, book club, bridge, canasta, chair exercise, mah jongg, poker, dinners, and luncheons. Resident-run clubs include a garden club, men's club, wine club, and more. Location is a major draw. The community sits roughly one mile from Wegmans, Costco, and Columbia Crossing shopping center (Target, TJ Maxx, Dick's, Nordstrom Rack). Howard Community College is about 6.6 miles away, Fort Meade about 13 miles, and downtown Columbia's Town Center offers additional shopping, dining, and live music. For outdoor recreation, Sewells Orchard Park and Rockburn Branch Park (with its disc golf course) are close by, along with the Timbers at Troy golf course and hiking on Kendall Ridge Loop and Cascade Falls Trail. The in-between-cities location means residents can reach Annapolis, Baltimore, and D.C. in well under an hour for major hospitals, stadiums, and airports.
