Whittingham is an established, intimate 55+ active adult community in Monroe Township (Middlesex County), New Jersey, developed by Union Valley between 1986 and 1994. Built out at 413 residences, Whittingham is the smaller and older neighbor to the adjacent Greenbriar community — the two are often collectively referred to as "Greenbriar at Whittingham" because they share a 30,000+ square foot clubhouse and an on-site 9-hole golf course, but they operate as separate homeowners associations with different dues structures and different housing stock. Housing at Whittingham spans three distinct product types, which is unusual for a community of this size and gives buyers real flexibility on price and lifestyle. Condominiums range from roughly 1,200 to 1,400 square feet, most with an eat-in kitchen with center island, a formal dining room, a one-car garage, and features like fireplaces and patios or balconies. Attached townhomes — arranged in three-, four-, or five-unit rows — are the largest homes in the community, running 1,680 to 1,930 square feet across four floor plans, many with lofts. Detached single-family homes sit at the smaller end in square footage (roughly 1,140 to 1,280 sq ft) but offer the privacy of a standalone residence. Between the single-family designs and the eight condo models, buyers have more than 20 floor plans to choose from. The shared clubhouse is the social heart of both communities. It houses a full-service restaurant, a billiard room, a ballroom, a fully equipped fitness center with aerobics studio and indoor walking track, card and craft rooms, and indoor and outdoor pools. Outside, residents have access to the 9-hole, par-36 Greenbriar Golf Club (3,135 yards from the longest tees, playable twice from alternate tees for a 6,530-yard round), tennis courts, pickleball courts, bocce and shuffleboard courts, and well-maintained walking and biking paths. Gated entry, RV parking, and 24-hour nursing service on the Greenbriar side round out the campus. A full-time activities director keeps the calendar packed, and residents have access to 40+ active clubs and interest groups covering everything from photography and 3D art to woodworking, fishing, bridge, ceramics, chorus, ping pong, and day trips to Atlantic City. Whittingham's HOA covers lawn care, snow removal, grounds and common-area maintenance, and management services — true maintenance-free living. HOA dues at Whittingham are modest (currently combined with a Greenbriar Community Association fee for the shared clubhouse and amenities), which keeps the community among the more affordable options for 55+ living in central New Jersey. Home prices generally run from the upper $200Ks for condos up to the mid-to-upper $400Ks for the larger townhomes and updated single-family homes, with the community's median sale price recently tracking near $482K. The location is one of Whittingham's strongest selling points. The community sits just 2.6 miles from Exit 8A of the New Jersey Turnpike, giving residents quick highway access to New York City, Philadelphia, Atlantic City, and the Jersey Shore. Thompson Park, the Concordia shopping center, Forsgate Country Club, and the Concordia Golf Club are all minutes away. Newark Liberty International Airport is about 35 miles north, and the beaches of Raritan Bay are roughly 20 miles east. For a low-maintenance, golf-included, socially active retirement in a commuter-friendly corner of central Jersey, Whittingham continues to attract buyers looking for established character and an affordable entry point.
