The Ponds

The Ponds is a gated 55+ community of 575 homes tucked into southern Monroe Township, Middlesex County, built by Pulte Homes between 1994 and 1999. Pulte acquired the property from Clearbrook Partners in the early 1990s, and the community is sometimes referred to as The Ponds at Clearbrook — it sits just east of Clearbrook and adjacent to Concordia, with a small strip of shops, a bank, restaurant, and salon right at the entrance on Waterside Boulevard. The community is built around a 19-acre nature preserve that really defines the feel of living here. Scenic ponds with fountains wind through the neighborhood, connected by a jogging and walking trail with exercise stations along the way, a boardwalk that crosses the water to a small island, a gazebo overlooking the pond, and an array of birdhouses that attract a surprising variety of species. Residents fish from the pond, stroll the preserve in the mornings, and generally use the natural setting as a central amenity rather than a backdrop. Social life centers on a 25,000-square-foot clubhouse that includes an indoor pool (used year-round), an outdoor pool, a fitness center, an aerobics and dance studio, a ballroom for dances and entertainment, a card and game room, an arts and crafts studio, a woodworking shop, a library, and a computer room. A full-time activities director plans events and coordinates clubs — the roster includes Aquacize, Billiards, Bocce, Bowling, Brandeis, Bridge, Ceramics, Computer Club, Golf, and History Club, plus painting classes, ping-pong, poker, excursions to NYC and Princeton theaters, and regular ballroom entertainment. Outside, residents have tennis courts, bocce courts, shuffleboard, and a 9-hole putting green (the community does not have its own golf course — the nearby Concordia Golf Club fills that role for residents who want to play). Homes are a mix of detached single-family ranches and attached villa-style homes across ten floor plans — models include the Birch, Cedar, Magnolia, Poplar, Spruce, and Redwood, ranging from roughly 1,237 to 2,157 square feet. Most are two-bedroom, two-bath layouts with eat-in kitchens, six-foot soaking tubs, private patios, and one- or two-car garages. Natural gas heat is standard throughout the community, which residents point to as a significant cost advantage over electric-heated neighboring developments. The HOA (~$524/month) includes water, sewer, lawn maintenance, exterior grounds, and full clubhouse access — an unusually inclusive fee structure for central Jersey. Location is one of the community's quieter selling points. The Ponds sits just a couple miles from Exit 8A of the New Jersey Turnpike, putting NYC and Philadelphia both within about an hour. Newark Liberty International Airport is roughly 40 minutes away, the Jersey Shore is 30 minutes, and the Princeton Junction train station offers direct service to Penn Station. The Freehold Raceway Mall is 15 minutes out, Concordia Shopping Center is a half-mile away, and four area hospitals cover medical needs. Age enforcement is the standard 80/20 rule — at least one resident in each home must be 55+, with the remaining 20% flexibility for younger spouses or occupants.
