Westbrook Village

Westbrook Village is an established active adult community in Peoria, Arizona, developed by UDC between 1982 and 1993 on roughly 1,200 acres at the northern edge of the original Sun City. The community encompasses 3,910 homes spread across 44 sub-neighborhoods (sometimes marketed as 47 villages), offering a wide mix of condos, attached villa/townhomes, and single-family homes ranging from roughly 839 to 2,751 square feet. Notably, Westbrook Village carries a 40+ age qualification rather than the standard 55+, which attracts a younger-skewing active adult population — the reported median resident age is around 43 — while still maintaining the amenities and atmosphere of a traditional retirement community. The social and recreational heart of the community lives in two large clubhouses: the Lakes Recreation Center and the Vistas Recreation Center. Between them, residents have access to two 18-hole championship golf courses (the Lakes and the Vistas), two near-Olympic-sized heated outdoor pools and spas, a fitness center, aerobics/dance studio, tennis courts, pickleball courts, bocce ball, horseshoe pits, billiards, a ballroom, ceramics and pottery studios, arts and crafts rooms, a sewing studio, a Fine Arts & Learning Center with a library and game rooms, and an on-site restaurant (Sunset Bistro at the Lakes). Outside the main centers, many of the sub-villages have their own satellite pools, and patio-home sections back to mature greenbelts with tall shade trees that soften the desert setting. There is also an on-site RV lot and a Reflection Garden. Social life is unusually deep for a community of this size, with a full-time activities director and more than 80 clubs and interest groups — photography, computer, woodworking, wine, bridge, book club, bookies, bocce, bowling swingers, bunco, ceramics, baby boomers, billiards, aerobics, tap dance, Zumba, paint parties, coffee talks, farmers markets, and an ongoing calendar of trips, classes, and events. The vibe is friendly and tightly knit, with residents describing easy access to neighbors and new friendships. Location is one of Westbrook Village's strongest selling points. The community sits just a couple of miles west of Loop 101, putting downtown Phoenix about 30 minutes away and Sky Harbor International Airport roughly 30 minutes southeast. Arrowhead Towne Center mall (150+ stores) is about two miles away, and the P83 Entertainment District, Peoria Sports Complex (spring training home of the Padres and Mariners), Surprise Stadium (Royals, Rangers), Camelback Ranch (Dodgers, White Sox), State Farm Stadium (Cardinals/Fiesta Bowl), and the Westgate Entertainment District are all within a short drive. Lake Pleasant Regional Park for boating and fishing is a quick trip north. HOA fees are low by Arizona standards — a core Westbrook Village Association assessment starts around $54/month, with patio-home and condo owners paying additional sub-association dues that can push fees up to the mid-$300s. Homes were well built originally, and the rec centers have been undergoing ongoing remodeling at both the Lakes and Vistas facilities.
