Sun Village is an established guard-gated 55+ community in Surprise, Arizona, spanning 320 acres with 1,382 homes and roughly 2,500 residents. Developed between 1986 and 2000, it's one of the more intimate active adult communities in the West Valley — large enough to offer serious amenities, small enough that you actually get to know your neighbors. The community is organized into smaller named "villages" — Pueblo, Zuni, Pima, Hopi, Shawnee, Comanche, Kiowa, Apache, and Arapaho among them — each with its own character. Housing options are unusually diverse for a community this size: attached condos starting around 612 sq ft (some as low as 1BR/1BA), single-level townhomes, detached patio homes in Zuni and Pueblo Villages (with Zuni Village having its own satellite pool and center), and full single-family homes in the Pima, Hopi, Shawnee, Comanche, and Kiowa Villages ranging up to 2,114 sq ft. Many single-family homes include a detached casita guest house — a classic Arizona touch. Homes back to greenbelts, fountains, or the golf course, and front-yard landscaping is covered by the HOA across most of the community.
