Arizona Traditions is a guard-gated 55+ active adult community in Surprise, Arizona, tucked at the western edge of the Phoenix West Valley on 718 acres at the foot of the White Tank Mountains. Launched in 1996 by Continental Homes — the builder's only active adult venture — the community was taken over by D.R. Horton in the early 2000s, which continued building the original floor plans and finished the final homes around 2013. The result is roughly 1,700 to 1,900 detached single-family homes (original plans called for 1,772, later expanded) arrayed around a looping road that wraps the Arizona Traditions Golf Club, a Dick Bailey-designed par-70 course laid out in a traditional parkland style with hundreds of mature pine trees, gently rolling terrain, and big White Tank Mountain views. A small expansion section called The Retreat sits just across the Arizona Canal with its own gated entry, small clubhouse, and pool, connected to the main community by a golf-cart-friendly footbridge. The feel here is deliberately smaller and more neighborhoody than the enormous Sun Cities that flank it along Bell Road's 'Retirement Row' (Sun City, Sun City West, Sun City Grand, Sun City Festival all sit within a few miles). That intimacy is the draw: all the resort amenities of a Sun City at a fraction of the scale.
