Corte Bella is an upscale guard-gated 55+ (technically 45+) active adult community in Sun City West, Arizona, built by Del Webb/Pulte Homes between 2003 and 2007. Known as the "Jewel of the West Valley," it was Del Webb's first private country club community — intentionally designed at a smaller scale of 1,650 single-family homes on 720 acres, based on feedback from retirees who wanted an intimate, upscale alternative to the massive Sun City developments. The result feels more like a private country club neighborhood than a sprawling active adult resort: two grand fountains flank the iron entry gate, cypress-lined streets give way to enclaves of Santa Barbara- and Mediterranean-inspired homes with tile roofs, arched entries, courtyards, and mosaic accents, and the White Tank Mountains are visible from almost everywhere. Homes are all single-story, ranging from about 1,154 to just under 3,300 square feet across 12 original Pulte floor plans (Alameda, San Marco, San Ysidro, Mirada, Granada, Figueroa, Miramar, and others), with 2–4 bedrooms and many offering 2.5- or 3-car garages, detached guest casitas, private front courtyards, and golf course or mountain views. Subdivisions include El Paseo (the base HOA tier) and Santa Maria (a higher-fee neighborhood with additional services). Resale is the only way in — construction wrapped in October 2007. The community's anchor is the private Corte Bella Country Club and its 18-hole championship golf course designed by Greg Nash. Unlike the target-style desert layouts common in Arizona, Nash's course is a traditional, lushly landscaped design with Bermuda fairways, flowering trees, and tight greens, playing 7,011 yards from the tips across four to five sets of tees. It includes a driving range, putting green, private lesson tee, pro shop, and the Anacapa Restaurant (open to the public for lunch and dinner). Every homeowner receives an automatic social membership in the country club; full golf membership is optional and extra, with seasonal, associate, and twilight tiers available. Scottsdale Golf Group operates the course with reciprocal discounts at six other area courses. Social life centers on a 9,000 sq ft clubhouse/social hall with panoramic mountain views, and a separate 12,000 sq ft fitness center and full-service day spa featuring cardio and weight equipment, an aerobics and dance studio, massage and treatment rooms, therapy tubs, saunas, and a sun patio. Outside, residents enjoy a resort-style heated saltwater pool with separate lap pool and spa, plus pickleball, tennis, and bocce ball courts, and walking paths threading through the community. A full-time activities director coordinates events and clubs including Arts & Crafts, Bid Whist, Bingo, Bocce, Book Group, Bunco, Cellar Dwellers Wine Group, Computer Club, Corte Bella Book Club, and the Corte Bella Choral Group. Golf carts are the preferred mode of transportation inside the gates. Location is another draw. Corte Bella sits just off Loop 303 between Surprise and Sun City West, about 14 miles northwest of Phoenix. Banner Del E. Webb Medical Center, Abrazo Surprise Hospital, and Abrazo Arrowhead Campus are all within a short drive. Grocery options include Safeway, Fry's, Basha's, and a Trader Joe's about five miles out, with Costco at Arrowhead Mall roughly 15 minutes away and the expanding Prasada retail district nearby. Spring training ballparks, State Farm Stadium (Arizona Cardinals), Wildlife World Zoo, and multiple other golf courses (Deer Valley, Stardust, Echo Mesa) are all easily reached. One important note: Corte Bella residents are NOT part of Sun City West's recreation district and do not have access to Sun City West's four rec centers — Corte Bella's private amenities stand alone.
